MELBOURNE'S Amira Mahboub hadn't seen her new Kawana waterfront unit in the flesh but had the confidence to buy it.

Yesterday morning, to her delight, it was love at first sight.

North Shore Oceanside Apartments' newest resident was blown away with her new two-bedroom, two-bathroom home that is "close to everything".

"I had only seen videos and photos online but it is even better than I expected," Mrs Mahboub said on her first impressions.

"It is a huge bonus getting a waterfront home. I would have been happy just being close to the hospital where my daughter will work.

"Getting a waterfront is like two Christmases. It is just beautiful."

Over the last 24 months, 240 waterfront apartments adjacent to the new Sunshine Coast University Hospital have been sold by the RGD Group.

RGD Group managing director Ron Grabbe said the $2 billion, 650-plus beds in the Kawana Hospital Precinct were an obvious factor.

"On launching North Shore Oceanside Kawana in September 2015, we had great demand from astute investors and owner occupiers from around Australia and overseas," Mr Grabbe said.

"People who saw the growth potential and convenience of owning waterfront property adjacent to these world class medical facilities.

"Much needed accommodation for thousands of hospital staff and visiting families is now a reality and our apartments are proving to be one of the healthiest investments available in Australia right now."

All apartments face the water which provides a tranquil and relaxing home for those working in or visiting the hospitals, and owner occupiers who find comfort in living close to the world class medical facilities, new town centre currently under construction, coffee shops, public transport and waterfront walking and cycling paths.
