New data reveals median house prices in some Sunshine Coast suburbs dropped more than 10 per cent in 12 months. See the top 10 most expensive and cheapest suburbs.

House prices have dropped in more than 40 Sunshine Coast region suburbs as unit prices have spiked by up to 10 per cent in the March quarter this year.

Recent PropTrack data shows median house prices in Sunshine Coast suburbs are no lower than $650,000 and the region’s most expensive beachside locations surpass millions of dollars.

Sunshine Beach in Noosa has the most expensive homes with a median price of $3,050,754 recorded in the first three months of the year.

This is closely followed by Noosa Heads and Minyama, showing a median price of $2,058,870 and $2,010,324 respectively.

The affluent suburb recorded a 3.6 per cent increase in the last quarter, surpassed only by Peregian Beach which experienced a 4.4 per cent jump to a median price of $1,651,656.

Identical to Sunshine Beach, Noosa Heads and Minyama’s prices also rose by 3.6 per cent in the March quarter.

Sunshine Beach and other parts of Noosa has a history of hosting celebrity holiday-makers and luxurious homes owned by the rich and famous.

Century 21 Noosa real estate agent Jonathan Tomasini said the data might not mean prices are actually increasing, but homes with a hefty price tag are supporting the rest of the market.

“High prices will always elevate a median price,” he said.

Mr Tomasini said he thinks the real estate market may have already hit the bottom and will soon return to single-digit growth on a yearly-basis, in consideration with property supply shortages in Australia as well as the coast.

Noosa’s median values will climb in the face of insufficient supply in properties as the region remains attractive for retirees looking for the “ultimate relax lifestyle,” he said.

Mr Tomasini said mobility issues is going to be one of the biggest game changers with not enough properties offering elevators or handrails for buyers who want to grow old in a luxurious home.

Despite the latest jump in prices, most suburbs, including Sunshine Beach and Noosa Heads, have recorded a drop when compared to this time last year.

The data showed prices for homes in Pacific Paradise, north of Maroochydore, dropped by 12.3 per cent in the past 12 months to $773,161 which would make it one of the cheapest suburbs.

Mount Coolum experienced the second highest annual drop in prices at 11.6 per cent marked with an average price of $1,061,722.

The Noosa region has also been crowned the most expensive area when it comes to unit sale prices.

Out of 29 suburbs listed by PropTrack, Noosa Heads, followed by Sunshine Beach and Peregian Beach have the highest median unit prices at $1,800,599, $1,565,854 and $1,181,679 respectively.

Sippy Downs, Nambour and Buderim fall on the opposite side of the spectrum, recording the lowest average sale price.

Sale prices for units in Tewantin dropped 19.2 per cent in the past 12 months and 13 per cent in the March quarter.

In contrast, Forest Glen rose by 18.7 per cent annually and had a 10.2 per cent spike in the last quarter.

Sale price gains on the Sunshine Coast pale in comparison to other parts of the state as other regions have spiked as high as 27 per cent in just three months.
