Sunshine Coast auctions deliver big results as prize home, Maroochy Waters property and ‘treehouse’ sell

A Sunshine Coast property agent had a “gut feeling” the sales market was easing weeks ago but the weekend’s auctions proved otherwise with active bidders splashing millions.

A prize home, Buderim treehouse and a family home that sold for almost $1m more than its last sale price were among the properties to go under the hammer at the weekend.

Define Properties agent Ross Cattle said he had a “gut feeling” last month that the market was easing.

But he said the weekend’s auctions proved otherwise with a Mountain Creek home attracting seven bidders and selling for $1.68m.

The 9 Petrel Crescent home was won by a Sunshine Coast couple four years ago in a Surf Life Saving Queensland competition.

Mr Cattle said the buyers were from country Victoria and outbid six others.

Mr Cattle also sold unit 66 at the Peninsula, Mooloolaba, for $1.375m at auction.

“Taking Petrel to the market showed us things aren’t easing at all,” he said.

“Now I have the six people who missed out saying they want to buy another property.

“It’s surprising because we are waiting for it to ease.

“Chatting with people from down south the comments they make is that the real estate is cheap to them … which is really interesting.”

Nicholl and Young’s Jared Young said they had six registered bidders for 73 Cogill Road, Buderim – which was known in the office as the “treehouse”.

“The buyer was Brisbane based but we did have interstate bidders,” he said.

“Every auction we have bidders from Melbourne and Sydney.”

It was the first time the home has sold since 1999 when the former owners purchased it for $130,000.

Meanwhile a family home at 4 Deejay Street, Maroochydore, sold “well over reserve” at $1.3m.

“The Maroochy Waters market is probably one of the fastest growing in our area,” Ray White Maroochydore director Dan Sowden said.

“That home six to eight weeks ago would have gone for close to $950,000 to $1m but over the past four weeks there has been a significant amount of sales activity in that area which created a surge in values.”

Property records show the home last sold for $455,000 in September 2014.

“There were tears from the owners, they were absolutely delighted, but they’re mindful now they also have to buy in this market,” Mr Sowden said.

Mr Sowden said it was a good sale leading into the Coastal Living auction event on Sunday, September 26, where the agency will auction 70 properties at Mercedes-Benz.

He said most bidders were people who had already missed out on other properties recently.

“It felt like each one of those buyers bid with even stronger purpose,” he said.
