Sunshine Coast and Noosa’s most unique houses, trending property designs

Architectural and interior design trends are shifting in the current Sunshine Coast housing market and we have compiled 30 unique properties ahead of the times. See the full list.

From converted churches and old cottages to modern resorts with domelike structures, the Sunshine Coast and Noosa have a range of unique homes hidden in the hinterland and coastline.

Several Sunshine Coast real estate agents have also revealed current buyer, architectural, and interior design trends across the regions.

Real Estate Agent Ian Suter from Suter Smith Cleine said architectural and interior design trends were shifting in the current housing market in surprising ways.

“We’ve sold a couple of homes that are extreme open plan even without walls and partitions to the wet areas,” Mr Suter said.

“And we are noticing a preference for lots of mixed materials like stone, timber and concrete, and black – black interiors, black floors.

“I’ve also seen a couple of Hampton rebuilds that are looking timeless … with wainscoting, vaulted ceilings, and tongue and groove.”

Mr Suter says other trends include mature landscaping, bigger windows and pools, wallpaper for a mural effect, two of the same appliance for ease of entertaining and a desire for hardwood.

Century 21 Conolly Hay Group veteran real estate Mike Hay said the beauty behind 68 Tingira Cres, Sunrise Beach was designed by renowned architect John Mainwaring who was “very big” in the 70s and 80s.

Mr Hay said this one-of-a-kind, beachfront home had been held by the same owners since 1988. The two-storey, four-bedroom place has tall ceilings, a balcony with ocean views, and – if the view isn’t enough – a short and sandy path from its backyard to the beach.

Looking at today’s buying trends, Mr Hay said many buyers were from southern parts of the country and were keen to purchase new homes where they can easily and instantly move in rather than needing to give them a lick of paint.

“[They’re] proving to be quite sought after,” he said.

McGrath Estate Agents Mooloolaba realtor Vicki Stewart said 43 Gilbert St, Buderim was the “perfect combo of old and new”.

The four-bedroom home, sat on more than 1800sq m, featured a wine cellar, country-style kitchen and ocean views towards Mudjimba Island.

“It’s like Gone With the Wind,” she said.

Ms Stewart, who has sold more than 15,000 properties in the past 30 years, said 7 Quiet Valley Cres, Buderim was beautiful because of its “nice Asian influence”.

The four-bedroom home, surrounded by trees and shrubbery, has a swimming pool, a 4160sq m land parcel, and a sunken formal lounge with a fireplace.

Martinuzzi Property Group founder Leigh Martinuzzi flagged 56 Palmwoods-Montville Road, Palmwoods as a unique home for the Sunshine Coast.

The eco-friendly hinterland house, which has two separate wings either side of a breezeway, has bamboo flooring, a timber balcony, and even a ‘margarita bar’ next to a firelit and fruit trees.

With people leaning towards remote work after Covid-19, Mr Martinuzzi said buyers were interested in homes with outdoor spaces, entertainment areas, and open areas in nice, quiet locations yet close to services.

Tom Offermann, founder of his eponymous well-known business Tom Offermann Real Estate, said one of the “most prestigious” properties for holiday rental in the region was along Seaview Tce, Sunshine Beach.

The jaw-dropping property, which would make guests feel as if they were in a dream, has six luxury suites and 10 bathrooms under its dome like structures and a pool overlooking the beach and a national park.

Mr Offermann said Domic Noosa cost more than $20m to build and sat on nearly 10,000sq m of land.

“It’s a land size that isn’t available anywhere else,” he said.

Mr Offermann said multimillion-dollar riverfront home 68 Noosa Pde, Noosa Heads was a masterpiece because it was designed by architect Tim Ditchfield about two decades ago.

Mr Offermann said the seven-bedroom property was special because its mostly neutral tones were designed to mirror the place’s environment.

The house, which recently sold for $19.8m recently, has seven bedrooms, five car parks, a timber jetty, pool, and easy access to the area’s iconic strip, Hastings St.

While it may look like a normal treehouse style home, The McGill Group director and realtor Mark McGill said 23 Durham Cres, Buderim had a unique roof, designed to withstand “high wind loads” with its roof line bowed and curved.

“So the wind can flow over it,” he said.

The four-bedroom house, tucked away in greenery, featured a pool, wooden deck and – for the chefs in the house – natural stone kitchen benchtops.

Realtor Mark McGill said a Sunshine Coast home with a true “wow factor” was a three-storey penthouse towering above Cotton Tree, Maroochydore.

The luxury five-bedroom property along Sixth Ave, Maroochydore boasts 300-degree views, a rooftop terrace, floor to ceiling glass windows, and a short walk to the ocean shore.

Sharing current design trends for homes, Mr McGill said archways, natural colours and a Palm Springs-style were popular, with the latter being “the real rage again”.

He also said the mark of a unique home was often an elevated pool, saying he knew someone who turned a shipping container into one, giving bathers a nice view.

While some local residents might be lucky to land on-street parking near their homes, realtor Mark McGill said one unique, multimillion-dollar home bragged a garage with 10 car spaces.

The two-storey riverfront home at 84 Mooloolah Dr, Minyama featured 1300sq m of pure luxury, with six kingsize bedrooms, four bathrooms and a central pool and spa.

Mr McGill said the stunning building was worth $7.7m.

Tom Offermann Real Estate veteran real estate agent Eric Seetoo pinned 49 Witta Circle, Noosa Heads as a unique house given its Gone with the Wind-style stairwell.

The riverfront, multimillion-dollar home, showcasing a French-style flair, has four bedrooms, three bathrooms, and a private wooden jetty for boats, kayaks and swimmers.

The king of homes is quite literally a jungle-style property in Noosa as it was crowned the best home in the country last year.
