Rising interest rates will 'push' housing demand

A $60m apartment complex by property developer Stockwell has pre-launched bringing the company’s grand plans to reshape Noosaville’s civic centre area a step closer.

Hof apartments which will include 92 modern dwellings in three three-storey buildings on Hofmann Drive marks the first residential site for the company’s large-scale Noosa Civic shopping centre project.

The off-the-plan complex will feature one, two and three-bedroom apartment spaces ranging from 80 sqm to 120 sqm.

Private amenities for residents will include a pool, a sprawling landscaped outdoor area, barbecues, yoga lawn, herb gardens, basement carpark and a dedicated off-the-leash dog park.

Stockwell is taking expressions of interest for purchases with units starting from $475,000.

Stockwell development general manager Georgina Madsen said Hof would increase the diversity in housing choices in the area.

She said the buildings were designed to complement the company’s other upcoming residential developments in the area and Noosaville’s landscape.

“The site sits near natural vegetation which has been preserved as part of the development which is all about the connectivity and relationship with the natural environment,” Ms Madsen said.

“The three boutique buildings were designed to be in line with Noosa’s style.

“Then it was about functionality and that the apartments are well located, have good airflow and orientation, and making sure the spaces work together.”

In 2018, Stockwell bought back Noosa Civic shopping centre for $250m after selling it to Queensland Investment Corporation for $200m in 2012.

Two years later the Noosa Council reached an agreement with the company to commence the first stage of its shire business centre project.

Provisions were also put in place for residential lots in the Council’s new planning scheme.

Stockwell has lodged a development application for a medi-hub in a 2000 sqm site within the vicinity of Noosa Civic which will include a medical, health and wellbeing centre.

Coinciding with these plans is an expansion of the showroom precinct with commercial space on the second floor.

Construction of Hof apartments will begin later in 2022 and is expected to be completed by early 2024.

The medi-hub component of Stockwell’s development plans for the area will start at a similar time and open early to mid-2024 pending DA approval.

“It will only get better when Noosa Civic expands,” Ms Madsen said.

“It’s really in a place now where we will look at what businesses will come into the precinct, how we can deliver on our investment and support the area.”
