Plans for 38-unit unit complex and food, beverage outlets at Peregian Springs, Sunshine Coast

There are plans for a 38-unit complex at a significant site in a growing Sunshine Coast suburb to help deliver new housing options and jobs.

A downsized residential development will provide new and affordable housing options at a significant site on the Sunshine Coast.

A 38-unit development is proposed for Ridgeview Road, Peregian Springs in the suburb's Village Centre precinct.

Documents lodged with Sunshine Coast Council reveal developers Billy Lids Pty Ltd initially planned a 78-unit complex but the project was reduced after an initial meeting with council staff.

The application for a material change of use for the 6005sq m site is impact assessable, meaning residents will have an opportunity to have their say on the plans.

About two and a half years has been spent designing the project with developers engaging Push Architects, a firm known for its award-winning work at Sunshine Beach Surf Club.

"The mixed use development concept has been through a significant 2.5 year design process," the application said.

"(The) design addresses council's pre lodgement requirements by significantly reducing the proposed density and engaging an award-winning architect … to design an appropriate mixed use concept for this significant Peregian Springs development site."

It said the project would complement the Village Centre area with a tavern already proposed at a nearby site.

It said the 38-unit complex was appropriate in terms of housing density and would help provide more affordable property options.

"The area is currently dominated by separate detached houses and there is a lack of Medium and High-Density housing options in the locality," it said.

The four-storey complex was proposed to have 30 three-bedroom and eight two-bedroom units, 96 car parks, two food and beverage outlets and four small office home office spaces.

The application said the intent of the Village Centre was to become the main commercial centre for the new community of Peregian West, including the master planned communities Coolum Ridges and Peregian Springs.

It said the "vibrant, mixed-use environment" would also bring more diverse employment opportunities.

The project would be developed by Billy Lids Pty Ltd under the care of Pivotal Perspective Pty Ltd whose director is Jack William McDougall Lewis.
