The first of 4000 new blocks of land will go on sale at Stockland's Aura development this week, two years ahead of schedule.

The blocks will be launched to the market on Wednesday when Stockland unveils its third suburb inside the $5 billion masterplanned community at Caloundra South.

The suburb, named Banya after the Bunya Tree, will compromise of 4000 homes and townhomes upon completion.

It will include a broad range of community amenities including a state primary school and private prep-Year 12 school, two neighbourhood village centres and up to three childcare centres.

It will be the third suburb in the Caloundra South community, which will cater for 50,000 residents at full capacity.

Aura project director Josh Sondergeld said 56 lots would be released on Wednesday and the remaining would be staged over the next 10 years.

"There are 2000 homes part of the first application area and then more are lodged with the State Government taking it to about 4000," Mr Sondergeld said.

"There's 56 lots up for grabs this week and the land will continue to be released regularly."

The lots range from 250 to 571 square meters and are priced from $222,000.

Mr Sondergeld said the first lots would be registered in time for buyers to jump on the extended HomeBuilder scheme.

He said that would also allow for construction to be completed and residents inside by the end of the year.

He said release had been brought forward by two years to cope with the demand for new homes and land.

"We saw a rise in the number of inquiries following the HomeBuilder announcement, with several land and townhome releases fast-tracked to cater to demand," he said.

"We've had a large amount of inquiries, elevated interest levels.

"The launch of Banya is a huge milestone for Aura."

Banya will be bordered by the Aura Brook in the north, a 2km nature reserve with the first stages currently under development, and by Bells Creek north on its southern edge.

Parks and green space will also be a key feature of the suburb, with a 5ha district sports and recreation park and a range of neighbourhood parks and playgrounds.

He said every home would be built within 400m of one of these spaces.

Mr Sondergeld said Banya would rolled out over the next decade to cater for growth.

"The shops and schools will be built as the community grows," he said.
