Location the key to property sales

Noosa Sound and Noosaville units sell under the hammer and prior to auction as buyers look to position themselves in market

PEOPLE are looking for quality locations and they are prepared to pay for it.

Last Saturday Correen Mackay of Laguna Real Estate took the two-bedroom, one-bathroom townhouse at 2/23 Noosa Pde, Noosa Heads, to auction and was impressed by the response.

There were five registered bidders for the early Gabriel Poole-designed complex of three.

Bidding started at $650,000, went to $700,000, and then new bidding at $725,000 saw it get serious with advances to 825.

Questions came from the floor if it was on the market but the auctioneer continued seeking bids.

That started a flurry of activity, taking it to 870. It was then that further negotiations took place with the highest bidder and seller.

The bid was increased to $880,000 and in the absence of any further increases sold at that figure to the applause of the crowd ... even a puppy barked with excitement.

"It was good bidding,'' Correen said. "The buyers suited the property perfectly - they will match the others in the complex.

"It's a quiet complex ... not holiday let. The buyers are locals who plan to renovate and enjoy it.

"They came in right at the start of marketing and regularly visited during the campaign.

"The other bidders were all local, some seeing it as an investment.''

RIVERSIDE APPEAL

JOANNE Marek of Marek Realty has placed the "sold'' sticker on the three-bedroom, two-bathroom duplex unit at 2/25 Edward St, Noosaville, ahead of this Saturday's scheduled auction.

The auction campaign saw more than 70 groups inspect the Hamptons-inspired property that enjoys a riverside location and private pool.

"It was mad,'' Joanne said, "a real mix of interested parties.

"We had locals downsizing from larger properties as well as Melbourne and Sydney people looking for a holiday home.

"The buyers are from Melbourne. They have been looking for two years,'' Joanne said. "They loved the Hamptons style of the unit as well as the location.

"The minute they walked in they knew it was for them.

"We negotiated for two weeks and were able to put the sold sign up on Thursday.

"They intend to holiday let it in the short term and eventually move here.

The response to the auction campaign has seen the identical unit at 1/25 Edward St brought onto the market by private treaty.

Meanwhile Joanne has the three-bedroom, two-bathroom top-floor riverfront apartment 3 Nouvelle, 269 Gympie Tce, Noosaville, going to auction on Saturday at 2pm.

"It has one of Noosa's best views of the river,'' Joanne said, "with a large outdoor balcony and roof terrace.

"The buyers have been fairly evenly split between interstate and local, and have shown interest in each property.

"We are looking forward to a great auction day.''
