Four three-storey units proposed for Kings Beach street

Four three-storey units are proposed for development on a Kings Beach property where 11 units, including a two-storey penthouse, was to previously be built.

Karam Boutique Residential has submitted to Sunshine Coast Council a new apartment block design for approval at Verney St consisting of four, four-bedroom units across three storeys.

It is set to replace the approval that was previously given for 11 units and preliminary approval for building works which lapsed in November last year.

Those plans involved constructing two units per floor with a two-storey penthouse over the top levels.

That was later reduced to six units, retaining the same building footprint and penthouse, but with a single unit per floor for the rest.

A search of the Sunshine Coast Council's Development.i website showed that approval was extended multiple times since the original decision notice by the then Caloundra City Council in 2007.

It was to be called Seashore Apartments by Karam, according to the developer's website.

The site is surrounded by multiple unit blocks to the west, southern and northern sides and a two-storey home to the east.

A demolition application for the small single-storey home currently on the site was submitted on July 27.

Karam Boutique Residential is a Brisbane-based company directed by Neade Karam.

A search of the Australian Securities and Investments Commission revealed seven different versions of Karam Boutique Residential registered, each with a different number attached to the business name.

All were registered in Brisbane to Mr Karam.

The town planning report produced by Emerge Planning and Development proposes a mix of finishes including rendered concrete and matrix cladding.

While the 708 sqm site is less than the minimum 800 sqm required by the council's planning scheme, the application said the proposed development "provides appropriate vehicle access, parking and manoeuvring areas, private open space and landscaping areas".

The report also stated the development had been designed and located to make a positive contribution to the streetscape and the buildings were functional and attractive.

It is unknown why the previous development approval currency period lapsed, or why a new design was proposed.
