An ex-tennis star turned property developer says his residential expansion into a rural Coast community will suit the area.
Mark Kratzmann recently applied to create a 25-lot subdivision on 5.13ha of land at Perwillowen.

Nearby residents have previously expressed concerns over a similar development at Perwillowen Rd, fearing construction would impede on their rural outlook.
Mr Kratzmann said he understood their concerns.
"I came from six-acres to 1000sq m to 600sq m and now in an apartment block," he said.
"I know how important space and views are to people who chose to buy in areas like this.
"My view on developing is that we shouldn't have to live (on) 400 or 350sq m, ridiculous sized blocks."
Mr Kratzmann said larger land and green space was key to liveability.
"There's a need for big sized blocks where families can have a proper backyard," Mr Kratzmann said.

"The only place that can happen is going inland from the Coast because there just isn't any more accessible land."
Most of the houses will be designed to overlook Coes Creek and other planned green spaces and the majority of the lots be larger than 1000sq m with some close to 2000sq m.
Mr Kratzmann said providing accessible and liveable properties in emerging communities like Perwillowen was a part of his company's ethos.
"It's only fair that every person has the opportunity to enjoy the Coast, not the select few who bought a lot of land and hold it for themselves," he said.
Rare 1100sq m block up for grabs in 'premium' Aura release
Mr Kratzmann's company submitted their plans to Sunshine Coast Council in early October.
They bought the property in December for just under $1 million.
The Sunshine Coast Council is assessing the submission.
