HOUSE numbers and values are rising on the Coast in a trend welcomed by Master Builders Sunshine Coast regional manager Will Wilson.

The average house price has risen from by more than $10,000 in the past three years to $507,100.

Prices have risen every year by an average of 3.9 per cent during the past two decades.

New residential construction has more than doubled since 2013.

State of the Regions statistics show there was $649 million of work done that year which has risen to $1.3 billion this year.

Mr Wilson said it would be too simple to say the new hospital was driving the growth but said it had definitely had a large effect.

He said strong prices for existing houses was encouraging construction.

"To build new houses is more economical and desirable," Mr Wilson said.

He said builders were relishing the work but were not making the same margins they enjoyed before the 2008 Global Financial Crisis.

"Builders are glad it is out there but they are definitely working for it."
