$10.5m beachfront sale sets new Noosa record

Increased confidence sees more trophy properties expected to come on the market

IN a sign of the heat in the Noosa property market a landmark holding has sold for what is thought to be a record price of more than $10.5 million.

The 31ha property at 312 Teewah Beach Rd, Noosa North Shore, boasts 470m of absolute beach frontage.

That is the equivalent of the length of Hastings St, from Netanya Noosa to the Seahaven resort.

Marketing agent Adrian Reed of Dowling Neylan Real Estate said the property, known as Laguna, went to tender in September and received national coverage due to it being such a rare beachfront opportunity.

With a high-point of 34m above sea level, the property has historic links including the site of where Eliza Fraser is said to have been returned to European civilisation after the Stirling Castle sailing ship was wrecked in May 1836.

A contemporary two-level home takes in views of all five bays at Noosa, from Laguna Bay to Granite Bay, as well as north to Double Island Point.

"It is very rare for opportunities like this come up,'' Mr Reed said.

Interest in the property came from Canada, the UK, Singapore, Melbourne, and Brisbane, as well as the Sunshine Coast.

"They appreciated the setting.

"What resonated with all who set foot on it was it gave them tremendous privacy and a sense of seclusion yet still being close to Noosa," he said.

And while the sale set a benchmark for premium properties the result came as no surprise.

"The Noosa market has never been in better shape,'' Mr Reed said. "We are achieving record results in most segments."

And while the Teewah Beach property may have set a record, there may already be a new price champion. It was just a matter of trophy properties being made available to the market place.''

Mr Reed has also reported the sale of 17 Saltwater Ave, Noosa Waters, a Chris Clout- designed waterfront home, listed by private treaty that brought three competing buyers, and sold above the asking price of $3.75m - the best result in the estate for 2017. And in a further sign of the market's strength, Mr Reed sold a waterfront house at 37 Witta Ccl off market for more than $4m.

The original Witta Ccl house sold for its position with a superb treed outlook across the water.

More strong beachfront results are expected as well as with Hastings St units.

Listing agent John Dover of Tom Offermann Real Estate has sold a waterfront house at 29-31 Wyuna Dr, Noosaville, listed for $11.95m and sold for a new water-front record rumoured to be over $10m.

The previous Noosa record was $9.3m last year for a beachfront property at Sunshine Beach.
