New tenants are being sought to fill shopfronts in a landmark building at the centre of a Coast tourist hub.

Sunshine Coast Council expects three ground floor tenancies at its new $18 million Brisbane Rd carpark will be ready to open by the end of the year.

The commercial tenancies are in the northwestern portion of the Mooloolaba site fronting First Ave and Smith St.

The council says the eight-storey building would increase public parking in Mooloolaba from 176 spaces to more than 700 carparking spaces, with a further 54 motorcycle spaces and 50 bicycle spaces.

It is scheduled to be completed in December with lessees able to start fit out from October and start trading when the carpark is completed.

The first tenancy will have 133sq m inside and 112sq m outside, the second will have 210sq m inside and 40sq m outside and the third will have 78sq m inside and 60sq m outside.

Tender documents released by the council said more parking had been identified as a high priority to benefit Mooloolaba residents, visitors and businesses.

"The natural assets and vibrant shops, cafes and restaurants that continue to attract people to Mooloolaba will be enhanced by increased accessibility to the heart of Mooloolaba," the document read.

"The mixed-use tenancies facing First Ave will create an activated street frontage, enhancing and complementing the existing laneway community."

Tenders close on September 15.

The properties will be let through Colliers International Sunshine Coast.
