A hidden mansion and estate along the “front row” of one of Noosa’s most exclusive areas is expected to go under the hammer for the first time in almost 40 years.

A large estate and mansion hidden in the “front row” of one of the Noosa Shire’s most exclusive areas has hit the market for the first time in almost four decades.
Property records state 33 Ross Crescent in Sunshine Beach was bought by current owners for $200,000 in July 1987. It officially hit the market on June 27, 2023 to go to private auction in August.
The 3520 sqm block with direct access to the beach includes an estimated 641 sqm two-storey mansion with five bedrooms, four bathrooms, a study, multiple living areas and a three-car garage. A walk in, wet edge pool sits in a large backyard.
The property only has one neighbour and is hidden from street view by vegetation.
Tom Offermann, of Tom Offermann Real Estate, is handling the sale and said the frontage of the property was four times the normal size, but it was so private “few people even know that it exists”.
He said the owners and their family had “enjoyed a fairytale lifestyle” at the estate for 36 years.
“It is simply just the right time in their lives to hand over the baton of ownership to new custodians,” he said.
Mr Offermann could not offer a price guide for the property under Queensland law; but property data showed a home of similar size and location on nearby Webb Road sold for $35m in March.
He said Sunshine Beach was home to some of the state’s “highest calibre properties”.
“Living on this coastline, especially on the front row of the beach is a privilege which has become increasingly exclusive to only the most affluent,” he said.
A private auction for the property will be held at 1pm on Saturday, August 5. Entry is reserved for pre-registered bidders only.
