A much-anticipated major development on the shores of what is set to become a new marina is a step closer, after a formal application was lodged with council.

Plans were submitted on behalf of Kennedy Property Group a few days before Christmas.

The documents lodged with Sunshine Coast Council reveal the vision for a new shopping complex with retail stores, restaurants and a medical centre at The Basin, Pelican Waters.

Four single-storey, low rise buildings have been proposed, with three in the main part of the lot and one on a smaller section of land across The Basin, adjacent to the canal which was set to be transformed into a new marina.

Of the 7915sq m in total on the site, the proposal covered a gross floor area of 2945sq m, made up of 1047sq m of restaurants/shops, a further 778sq m of shops and 977sq m of medical facilities.

Almost 100 carparks were proposed, as well as loading bays for the future retail and restaurant tenants.

The new marine village had a touted price tag of about $20 million.

Notes from pre-lodgement meetings with council showed council had encouraged the developers to use the maximum three-storey height limit for the site, or use a basement carpark, to ensure the site was not underdeveloped.

Marina, retail precinct coming to water-based housing estate

Consultants for the developers wrote the proposed Marina Village aimed to create a village atmosphere and represented a "considered and commercially realistic proposal" to provide dining, retail and medical facilities for the Pelican Waters community.

The new marina near the land earmarked for development was set to house a 160-boat stacker and 125 wet berths, with mechanics and shipwrights planned to be located at the facility, as reported in March, 2019.

Boats up to 10m long could be housed in the dry berths while the wet berths could play home to vessels up to 13m long.
