Mooloolaba, Maroochydore, Buderim unit blocks set for Sunshine Coast

Several new housing projects have been lodged on the Sunshine Coast just before Christmas in a bid to help ease the strain in 2022. Check out the recent applications:

Major deal for Maroochydore CBD

A flurry of application activity is underway to round out the year with several developments lodged in late-2021.

From luxury three-bedroom units a short walk away from the beach to two-bedroom apartments on the main street of Buderim, here are five developments that could be coming to your local area in 2022:

60 Memorial Ave, Maroochydore

The Maroochydore proposal is for six “penthouse-sized” units over six storeys that would be built on 607sq m of land.

The site contains an existing house but subject to council approval will become six three-bedroom apartments.

Developer Stephen Cole said he felt there was a niche market for one unit per floor apartments in the area of Maroochydore and Cotton Tree.

“We live in Cotton Tree and like the area so we just felt it would work there,” Mr Cole said.

“A lot of the locals have expressed interest in it.”

Mr Cole said if the application is approved by council, construction will hopefully commence by mid-2022.

“There’s been a lot of units being built in the area and sold off the plans so we just thought it may work,” he said.

The units will each contain an ensuite, a combined kitchen, dining and living area, study and family room and a separate powder room.

A laundry is provided for each unit, with a small outdoor drying area.

The apartments will be located within walking distance to the Maroochydore CBD, Cotton Tree Esplanade and the Sunshine Plaza.

The site is also highly accessible by public transport and will have 12 car spaces for residents and two visitor spaces.

The proposal was submitted on December 2 on behalf of Cole Projects Qld Pty Ltd, directed by Stephen Cole.

50 Edmund Street, Kings Beach

The Kings Beach proposal is for a 12-unit, seven storey development on 797sq m of land, with each unit containing three bedrooms.

If the application is successful the apartment block will provide diverse housing options through the inclusion of lifts in some of the units.

Level six has a penthouse suite with three bedrooms, an ensuite, kitchen, bathroom, laundry, living room, media room, dining room and a private deck.

The basement level contains 26 car parks and one motorcycle park, private storage, refuse storage, services with pedestrian access to the floors above via stairs and a lift that connects all levels.

The development application was submitted on November 25 on behalf of Pinter Constructions, directed by Guiliano Pinter.

This Buderim proposal is for three new units to be added to an existing three units to make a six-unit block located on the town’s main street.

The development will have two bedrooms in each unit and be constructed over two storeys.

The 701sq m site is a corner allotment and is currently occupied by three existing units.

Access to the apartment block will be gained from Water St and it is situated opposite the Buderim Medical and Dental Centre.

The six-unit development would also be close to the Buderim Town Centre, with various facilities, public open space, Woolworths, sporting areas and Buderim Mountain Primary School.

The development application was submitted on November 11 on behalf of Rebel Ag Pty Ltd Superannuation Fund.

34-36 Smith Street, Mooloolaba

The Mooloolaba proposal is for an 8-unit, three storey development on 1,214sq m of land.

Each unit will have three bedrooms with a living room, dining room, kitchen, laundry, master bedroom, ensuite, walk-in-robe and two bedrooms.

A small balcony is provided directly adjacent to the living area.

The facade is described as “stylish and contemporary” having been designed using varied building materials and finishes.

In addition to the private open space areas within the proposed development, the site is located approximately 340m from Mooloolaba main beach.

The proposal was submitted on November 25 on behalf of Besal Property, directed by Beau Salter.

15 Ridge Rd, Maroochydore

The proposed Maroochydore development will include three units within one two storey building on 612sq m of land.

The highest point of the building from natural ground would be less than 8.5m in height and one existing residential dwelling would be removed for construction to take place.

The site is located close to the Maroochydore shopping complexes and dining options.

It is only 250m from Maroochydore State School, 400m from Sunshine Plaza and approximately 350m from the Maroochydore Homemakers Centre.

Each unit would be provided with three bedrooms, two bathrooms and an open plan living, kitchen and dining space, a patio and “soft” landscaping for all three units.

All units would contain a laundry and garage, with one visitor car space, one motorcycle space and three bicycle parks.

The application was submitted on November 29 on behalf of OneLife Property Group Pty Ltd.
