Maroochydore property: New unit development close to city centre to continue suburb’s revamp

The reshaping of Maroochydore continues with a new unit project close to the developing city centre set to freshen up a suburban street.

The gentrification of a major Sunshine Coast suburb is set to continue with plans lodged for a new unit project close to the new Maroochydore city centre.

Two homes were set to make way for the new eight-unit development on land owned by Roonsleigh Developments Pty Ltd at School Road, Maroochydore.

The medium density-zoned site was positioned near neighbouring houses, a childcare centre, residential care facility and the nearby Sunshine Plaza.

The new Maroochydore CBD was about 650m away from the proposed site of the new unit block while the Ocean Street precinct was less than 900m away.

The proposal was for two detached buildings, each housing four units spread over two storeys.

One of the buildings would house four two-bedroom units with single-bay garage.

The second building would contain four three-bedroom units with double-bay garage which also came with a study nook and powder room.

Planning documents lodged with Sunshine Coast Council on September 27 showed the project was seen as a chance to alter the accommodation offering in the heart of the suburb.

The report states the proposal presented a “significant infill development opportunity” consistent with what was expected to be built in the area in future, given Maroochydore’s status as the Sunshine Coast’s regional activity centre.

Consultants submitted the code-assessable proposal should be approved as it would “not negatively impact on the surrounding development” and the introduction of a mix of densities and offerings would “ultimately contribute to housing affordability in the Maroochydore area”.

Latest CoreLogic figures showed median house prices in Maroochydore had more than doubled in the past decade to just more than $880,000, while median unit prices had also lifted more than $300,000 to just more than $638,000.

The proposal was now undergoing assessment by council planning staff.
