A PROMINENT site in the Sunshine Coast's burgeoning new health precinct is set for a major development.

Developer Stockland wants to build a five-level office building on a vacant block of land at the corner of Florey and Eccles boulevards at Birtinya, directly opposite the Sunshine Coast University Hospital.

Documents the company lodged earlier this month with Sunshine Coast Council said the building would be used for a mix of health care, health-related commercial opportunities and ground floor retailers.

A Stockland spokeswoman declined to say when the company hoped to start construction or detail the estimated cost of the build.

"Stockland has lodged a development application for a site that forms part of the broader Birtinya Health precinct," the spokeswoman said.

"We are in preliminary discussions with council and look forward to providing further updates on the site as it progresses."
