A Sunshine Coast caravan park that last changed hands in a family for $120k is up for sale for the first time in more than 4o years.

A Sunshine Coast caravan park, which spans more than 4ha in Little Mountain, has hit the market for the first time after remaining in the hands of one family for more than 40 years.

The block, which currently operates as caravan park, Sunseeker Village, is on 96 Caloundra Rd, Little Mountain.

The current village includes 71 sites, many of which are owner-occupied dwellings, according to the real estate, JLL Hotels & Hospitality Group.

“This is an incredibly rare opportunity to secure an operational park with significant development upside, generating consistent and growing income, on the Sunshine Coast,” the sale listing stated.

“(It is) an established village with 71 total sites, a mixture of cabins, manufactured homes and owner-occupied caravans. Opportunity to adjust mix to suit operational model.”

The park includes a dam, swimming pool and amenities.

According to the real estate more than a third of the site is “primed for development” and the park could be expanded by the new buyers.

“(It is a) 4.42ha site, with approximately 35 per cent primed for development and expansion (STCA),” the real estate stated.

According to property data the Little Mountain block is currently owned by David John Goldsmith, after a family sale more than 27 years ago for $120,000.

“(The) vendor is the initial developer and multi-generational owner, over 40 years ownership,” the real estate stated.

Expressions of interest on the block will close on Wednesday, May 22.
