STRONG South east Queensland and interstate demand for a prized 6350sq m industrial site at 32 Enterprise Street, Caloundra West, has resulted in a record sale of $2.2million.
Boutique agency Luxe Commercial fielded several genuine offers during a month-long expressions of interest campaign on behalf of the vendor.
The strong level of interest resulted in a final cash unconditional sale of $2.2million, a new
record price for the Caloundra West area of $346/sqm.
"Demand was strong from investors and owner occupiers for this parcel as it's one of the
last remaining development lots available in Caloundra West and offers direct access to
Bruce Highway and all major arterial roads,” Luxe Commercial managing director Chris Sales
said.
"While there's an abundance of industrial land within the Sunshine Coast Industrial Park at
Bells Creek, there's a lack of comparable properties in the tightly held Caloundra West area.
"Lots like this seldom come to market.”
Zoned medium impact, the site included an adjoining 1150sq m factory with dual street
access, office space over two levels and was fully fenced.
The successful buyer is a Sunshine Coast owner-occupier who plans to redevelop the site to accommodate their growing manufacturing business.
