Housing complexes in Nambour, Warana proposed as ‘affordable’ solutions
Proposals for two housing complexes in separate Sunshine Coast suburbs are before the region’s council, one of which would provide homes for struggling families and downsizers.

A not-for-profit housing group has pitched plans for a housing complex to provide offerings for struggling households.
Coast2Bay Housing Group has lodged plans prepared by RPS Group with Sunshine Coast Council to build eight units in the Nambour region.
The 1414sq m site is in a medium-density residential zone.
Application documents state Coast2Bay Housing Group is an independent not-for-profit company providing affordable and safe homes.
The proposed development is intended to offer housing for single-parent families, including those with disabilities and aged 55 or above, documents state.
The site was purchased in December 2023 with intention to provide for the demographic.
Documents show the units would be divided into two “packs” situated at the front and rear of the site, with carparking and manoeuvring space in the centre.
It is proposed the set of eight units would be evenly split between one-bedroom and two-bedroom spaces.
Plans show the complex will be two storeys high and below 8.5m in height with each ground floor unit featuring a large yard.
The proposed number of parking spaces fall short by two of the required 11 spaces, including one guest parking space, but it has been noted in documents the target families would be likely have “low car ownership levels”.
It also mentioned the site is close to the Nambour CBD, further reducing the need for families to use their car.
A development application for set of five units was also lodged with council by Caplands Group on behalf of REP-PAC Developments (Minkara) Pty Ltd.
The proposed 555sq m site is at 18 Minkara St, Warana in a medium-density residential zone.
Plans include three three-bedroom units and two two-bedroom units.
Documents state the beach strip in Kawana Waters has undergone “significant transformation” with three-bedroom, low-set brick and tile houses being replaced with multistorey single and duplex homes.
It is intended for the proposed unit complex to provide a “unique housing solution” with spacious apartments to accommodate for a variety of homeowners, documents state.
The large three-bedroom units are suitable for double income households with no children and modern families while the two-bedroom units on the ground floor, designed without stairs, are ideal for downsizers.
Apartments are also provided with private open space and “functional” parking areas.
Documents suggest the unit complex will provide an affordable housing alternative in a market “dominated by single and duplex dwellings” in Kawana Waters.
