Interstate interest leads to local buy under the fall of the hammer

WITH high humidity and frequent heavy showers, Peter Flint of Elders Real Estate Maleny Hinterland welcomed a stalwart crowd to the auction at 480 Cooroy Mountain Rd, Cooroy Mountain.

Part of a deceased estate, the prized parcel comprises a main residence plus two separate dwellings on a superb 5.67ha in a dress circle acreage location.

"After inspections from near and far, the scene was set to achieve a sale for the vendors," recalled Peter.

The property attracted six registered bidders; three local buyers, one Brisbane based and phone bidders from Melbourne and West Australia.

A Chinese national was waiting in the wings as he had yet to obtain FIRB approval to purchase in Australia.

"With little encouragement, two bidders actively competed in excess of $2m. A couple who had moved to Noosa from Brisbane soon joined the action.

"As the Melbourne bidder faded, the outcome was in the hands of two couples who had only visited the property just before the auctioneer introduced this lifestyle property. The Paul Clout-designed home greatly appealed to both parties.

"In negotiations with one couple the bidding soon reached $2.75m. The second party then got involved as the auctioneer announced the property on the market and it would be sold.

Two parties traded bids until a couple who had just come to have a look became new owners with their bid of $2.86m."

With excited buyers and happy vendors, it was a great day to finish off the weekend echoed marketing agent and principal Peter Flint.
