‘Family legacy’: Plans reveal major upgrade development proposal in Maroochydore
An eight-storey development proposal has been revealed for a popular Sunshine Coast neighbourhood, with one of the owners of the site claiming it will be a family legacy.

A well-known Sunshine Coast real estate agency is set to get a makeover as a development proposal reveals big changes planned for the prime riverfront Maroochydore site.
Cotton Tree Real Estate is a familiar building for many Maroochydore locals, but new plans will transform the site into a luxury unit block, if granted council approval.
The plans show number 19 on The Esplanade at Cotton Tree will stand 25m tall when completed, shaded by strategic zones of native plants.
Owner and agent at Cotton Tree Real Estate Ned Byrne said the development would bring the block, first developed by his father, up to date with the increasingly popular tourist area.
“The real estate business has been in our family for years, it was established by my father in the late ‘80s and then he developed the block that is there today in 1992,” Mr Byrne said.
“We think the new development is going to be sensational for the area, we will hopefully be able to pop Cotton Tree Real Estate back underneath it too.
“The area has changed a lot since the ‘90s and it really is one of the best strips in the Sunshine Coast, I could be a bit biased, but there is a lot to like about the area.”

The eight-storey development would feature nine three-bedroom units and a 12.5m-long pool, as well as an upgraded office for Cotton Tree Real Estate on the ground floor.
Mr Byrne said if the proposal were to be approved construction on the new build would be scheduled to start in 2024.
“The end product will certainly be a boutique, niche and classy development, we will give it some practicality as well as high-end design features,” Mr Byrne said.
“There are not a lot to these opportunities left in the Maroochydore area, so this is why we have really hit now, to do the best by the area.
“The development would be a testament to the family legacy and our relationship with local clients, it has really been a team effort from a lot of people.”
