Coolum industrial home at 17 Lomandra Place still up for sale

The luxury home in the middle of a Sunshine Coast industrial estate comes with a skate ramp, and indoor basketball hoop, and a wine cellar.

A Sunshine Coast home sporting an indoor skate ramp and basketball hoop is expected to sell quickly after more than a year on the market thanks to “aggressive” pricing.

The Mediterranean-inspired designer home at Unit 8, 17 Lomandra Place, Coolum Beach was listed for sale in May this year for $1.8m, after it was first listed in December, 2023 by Ray White Commercial.

Agent Tallon Pamenter said the property was initially under offer after it was first listed but the contract fell through due to unforeseen circumstances, to no fault of any parties involved.

A back-up offer also failed due to a financial issue, prompting the agency to list the property on the residential market to attract a different pool of buyers.

“However, the commercial channels had proved to be more successful, hence bringing it back online here,” Mr Pamenter said.

Within 24 hours of relisting the “unique property”, Mr Pamenter received a cash offer close to asking price, with a second party showing interest.

The home has drawn in interested buyers from both interstate and the Sunshine Coast region.

Mr Pamenter noted the sellers were looking for a “particular type of buyer” due to the level of detail and expense invested in the home.

“A square peg in a square hole if you wish,” he said.

“The pricing will be much more aggressive this time, so I don’t expect it to last long on the market.”

The “luxury” home provides four bedrooms and two bathrooms alongside a warehouse on the ground floor, totalling 511sq m of space.

The property has been approved by council for residential and commercial warehouse use.

An Ashley Wild Ramps custom half-pipe and NBA-grade basketball hoop have been installed inside, and a custom wine cellar with space for 385 bottles.

When asked for his favourite feature, Mr Pamenter said the basketball court was hard to overlook.

“Every time I take a buyer through, you can almost guarantee one of them will pick up the ball and take a few shots,” he said.

Once they hit one, it’s pretty hard to wipe the smile off their face.

Placed in an industrial estate, the home has no rear neighbours and backs onto protected green space.

The listing put together by Mr Pamenter states the “flexible and design-forward space” is ideal for an artist needing a studio, a collector looking for storage or a business owner with a vision.

The warehouse portion can fit six or more vehicles inside – for any car enthusiasts – alongside five designated car parks outside.

He labelled the property a “lifestyle investment and creative HQ” which is unlike anything on the Sunshine Coast.

Property data shows prior to its listing in 2023, the unit was sold for $836,000 in May, 2021.
