Construction underway for Fairfax Village in Sippy Downs

Construction has started on a commercial complex featuring several dining options as well as fitness and wellbeing services to create more business in a fast-growing Sunshine Coast suburb.

Fast food giant Red Rooster has been confirmed as a new arrival to Sippy Downs, one of 17 new businesses set to open in a major new commercial development for the fast-growing suburb.

Sunshine Coast Council approved an application for a mixed-use development by NeuBau Group in 2021, who since lodged an application for a minor change to the development.

The project is located at Fairfax St close to Coles Sippy Downs and opposite University of the Sunshine Coast.

The site was bought by NeuBau Group director Tim Reed and Devcon Property Group managing director Michael Kain.

Mr Reed said only two ground floor tenancies have not been officially taken up by a business, with several parties showing interest.

Of 17 total tenancies in the complex, 15 have been occupied by fitness, office and health and wellbeing purposes as well as a “multicultural range” of dining options.

A drive-through for Red Rooster will be featured on the corner of Fairfax St and Sippy Downs Drive.

“We are excited about the great tenant mix the development will home, which includes some known and soon to be known businesses,” Mr Reed said.

Mr Reed said the proximity to surrounding infrastructure has become a “real feature” for the upcoming businesses.

“The population growth in Sippy (Downs) puts a positive view to the future in place for the operators and the project,” he said

The two-storey building has 4463sq m of space to lease in total with outdoor dining areas for food and beverage businesses.

Mr Reed said he aimed to handover the complex to tenants in June or July, 2024.

Documents revealed 177 car parks have been planned alongside five motorcycle spaces and 92 bicycle slots.

Mr Reed said 225 — 300 people would physically work on the construction site and has estimated between 50 — 100 people would be employed to operate the businesses upon completion.

The application lodged for a minor change to development plans involved the reduction of office space and allocating additional floor to indoor sport and recreation purposes.

The area was previously vacant commercial land.

Mr Reed said his good friend and business colleague Mr Kain had called to discuss the site potentially for sale.

“Off the back of this phone call and his good idea, we bought the site together and it’s proven the right call, not just for us but for small businesses wanting a fresh presence in the rapidly growing Sippy Downs area,” he said.

“In our view, Sippy (Downs) is getting a good and required boost of mixed use commercial offerings and in turn creating further options closer to home for the local Sippy Downs community and university participants.”
