Developer Evans Long says its proposed new $10m, six-level office space will cater for 300 people every day despite only featuring 34 carparking spaces.

Development firm Evans Long is doubling down on its Maroochydore city centre commitment by launching a new $10m building for the CBD.

Coast-based company TF A1 Pty Ltd, of which Evans Long partner Dirk Long is listed as sole director, has lodged an application to build a six-level office block that will also feature some shops on the ground level and a rooftop terrace.

A company that is directed by Evans Long partner Matt Evans, Evans Built director Sean Evans and Mr Long is listed as sole shareholder of TF A1, with the company registered to Evans Built's Mooloolaba office.

The application comes after Evans Long built the eight-storey Foundation Place, the new CBD's first commercial building.

Mr Long said Foundation Place was fully-tenanted.

He said the proposed building, to be named A1, was designed by national architecture firm Cottee Parker.

Cottee Parker also designed Sunshine Coast Council's new city hall, currently under construction in the city centre.

If approved, A1 will be built on a 1173sq m lot at the junction of First Avenue and Gaba Lane.

Application documents submitted to Economic Development Queensland showed it would reach 24.4m.

The building will feature 754sq m of space across each of the second, third and fourth floors, 420sq m of commercial space and four carparking spaces on the ground level and 30 carparking spaces on the first floor.

The building is expected to have about 300 people in it daily, meaning there will slightly less than 10 people for each of the 34 carparking spaces.

"Planning for the Maroochydore CBD includes centralised multi-deck parking facilities which will be established through the project over time," Mr Long said.

He said the first multi-deck was expected to be delivered by the middle of next year, which he said would coincide with the opening of A1.

"Tenants will also have the opportunity to ride, walk or cycle to work," he said.

Mr Long said the roof terrace would be similar to Foundation Place with a break out space and amenities such as seating and a barbecue area exclusively for tenants and their guests.

He said there were no plans for restaurateur Tony Kelly to be a part of development, despite Mr Kelly having opened dining options at other Evans Long projects including The Wharf and Foundation Place.

Evans Long director Matt Evans said A1 presented the first and what was currently the only opportunity to own and occupy commercial or retail space within Maroochydore city centre.

"Going by the popularity of Foundation Place, we expect there will be keen demand from investors and owner occupiers wanting to secure office and retail space, particularly in the very early stages of the development before prices rise," Mr Evans said.

"A1 will be suitable to a wide range of tenants including medical and professional offices with large floor plates of up to 754sq m available for purchase or lease."

Evans Long hopes to start construction on the building by the middle of the year.
