Prominent Coast developer Mal Pratt is poised to stake a claim in the region's new 'city'.

His company, Surfing World Sunshine Coast, is understood to be close to securing approval for a minor change to its approved commercial development in the growing Caloundra South suburb of Baringa.

Consultants on behalf of Mr Pratt had applied to Economic Development Queensland to split the site into two freehold lots, as opposed to a single lot with two separate tenancies.

Mr Pratt said he was looking to develop some industrial sheds on the site and lease them out, and he said the latest application process was procedural because of the change in design.

He said he purchased the site six to 12 months ago, and had been keeping an eye on the pace at which the Caloundra South development was progressing.

The proposal was set to create two buildings, one 2055sq m in size and the other 5877sq m in total.

The project is located in the $215 million Aura Business Park, within Stockland's masterplanned community.

The Caloundra South project was set to become a city the size of Gladstone once complete, made up of 20,000 dwellings and creating 15,000 jobs, according to the Department of State Development, Tourism and Innovation.
