Plans for Sippy Downs Guzman y Gomez outlet revealed

A popular fast food chain could open in a growing Sunshine Coast suburb if council gives the green light.

A growing Sunshine Coast community could welcome a new member into its fast food precinct as shown in plans recently pitched to council.

Town planners Urbis lodged a development application to the Sunshine Coast Council on behalf of Guzman y Gomez for an outlet at 209 and 211 Sippy Downs Dr, Sippy Downs.

The currently vacant site directly adjoins the Sippy Downs Police Station as well as a service station and other fast food outlets such as McDonald’s and KFC.

Application documents show plans to build a 250sq m tenancy with a 49sq m alfresco seating area and a dual-lane drive-through allowing queuing of up to 13 vehicles, as well as 47 parking spaces.

The plans will be subject to public notification as the site is situated in a community facilities zone for emergency services.

Documents state the land use intent of the area has “evolved” since the zoning was implemented, and a fast food outlet will be more appropriate by complementing the surrounding food services.

The proposed Guzman y Gomez outlet was described as a “logical expansion” on land that is no longer required for emergency services.

“The proposal represents a significant opportunity to develop a currently vacant site that capitalises on the existing access to Sippy Downs Drive and the Sunshine Motorway established through the adjoining developments,” documents read.

The new outlet is intended to “improve retail offering” in Sippy Downs through an additional “contemporary and varied food service”.

The site was owned by the state government at the time the zoning was established but has since been sold for private development after it was deemed “surplus to requirements and unsuitable for emergency services”.

Documents show it is expected the new outlet would benefit from the high level of traffic in the area due to the proximity of major roads including the Sunshine Motorway, Sippy Downs Dr and Dixon Rd.

“The proposed Guzman Y Gomez therefore complements the existing service station and group of high-volume convenience food and drink outlet restaurants, enhancing the convenience and food service offering for local communities and visitors of the area,” documents read.
