NeuBau Group proposes hospital, food and drink outlet for Sippy Downs
A new $60m private day hospital along with associated food and drink stores is set to transform the growing heart of a major university town on the central Sunshine Coast.

A new $60m private hospital has been pitched for one of the Sunshine Coast’s major growth suburbs.
Plans featuring a day hospital, office space and food and drink outlets have been lodged with Sunshine Coast Council by a prominent Sunshine Coast developer to be built in the heart of Sippy Downs.
The development application proposes a four-storey building on Central Dr which would feature an “integrated commercial and health care development” with a “contemporary, subtropical aesthetic” design in the fast-growing university town.
NeuBau Group director Tim Reed said the hospital floor will be composed of various specialists and he is currently in contact with two potential operators for the day hospital.
Mr Reed said upon completion, it was expected the entire development could be worth between $60m-$70m, creating 200 or more new jobs.
Currently undertaking the development across the road, Fairfax Village, he said he was approached by several people in the medical industry.
After further discussions with those in the medical industry, it was clear that a new private day hospital was needed in the area, Mr Reed said.
The application stated the building would be of 20.6m in height, with an additional 5.6m single storey building for a food and drink outlet with outdoor dining.
If approved, the hospital would cover a single, large floor for efficient functions and procedures, thus avoiding lift shafts and stairwells.
Several office spaces would occupy the same floor, as well as the ground floor and fourth storey.
A small “public space plaza” would also be on the ground floor near the food and drink outlets.
The first floor below the hospital storey would fit staff parking spaces and an additional public car park will provide for 224 cars and seven motorcycle spaces. The building also provides for a total of 156 bicycle spaces, according to planning documents.
Mr Reed said NeuBau Group’s proposed development would also accommodate for a wider need of specialty commercial space and a further need for food and beverage considering the growth of Sippy Downs.
“I think it’s a really exciting project and something that is quite fitting for the ‘business and technology’ zone in Sippy Downs,” he said.
“The more jobs we can create, in what is a fast growing residential area, the better.”
The application stated the surrounding area is part of the new Sippy Downs town centre, designated as a “major regional activity centre.”
“The new town centre is suitably positioned to support the nearby University of the Sunshine Coast and is seen as key location for emerging research, education, innovation and investment opportunities,” the application states.
“The purpose of the town centre is to provide employment opportunities for businesses and technology companies that have strong nexus with the university.
“The proposed use will foster opportunities for future healthcare careers and pathways for university students and graduates.”
In the close vicinity includes Coles Sippy Downs, the University of the Sunshine Coast, Siena Catholic College, Youi and Chancellor State College.
The 2016 Census recorded an estimated 10,300 people living in Sippy Downs.
