A long-time local family hopes to deliver fresh housing options to downtown Maleny.

Shane Katsaras and his parents, hinterland residents for about four decades, are seeking Sunshine Coast Council approval to develop 23, three-bedroom units at Teak Street, Maleny.

The local businessman said the family's vision included 12 of the 23 lots as two-storey with a fully self-contained one-bedroom unit downstairs.

The remaining units would be single level.

Mr Katsaras said the proposal was intended to offer options to other locals looking to downsize or with elderly family or other situations where a self-contained space downstairs would appeal.

He said the minimal maintenance and central location, close to the middle of town, had sparked demand for a more diverse housing product.

The code-assessable project is in the multi-unit residential zone.

Mr Katsaras said the slope of the block would provide impressive views from the new properties, which he said would be larger than standard units.

"Nobody wants to live in a shoebox (in Maleny)," he said.

He said the dual occupancy units would be about 262sq m in size.

With a northeast aspect and a sloping block Mr Katsaras expected some stunning views from the top of the site.

He said he expected the product to cater to older buyers who would want the flexibility to travel but still have a base, as well as investors, single parents with older children and more.

Mr Katsaras said he hoped it may also help address some of the rental shortage issues affecting Maleny and surrounding areas and could even be used as an Airbnb.

"It's so close to town, it caters to a great mix of people," Mr Katsaras said.

The application was lodged with council on April 23 and Mr Katsaras said they hoped to push on with the project as soon as they had the green light, with the hope of delivering the development some time next year.

His family had already gifted part of the land to council to establish a boardwalk which gave people access to the nearby golf course and Gardners Falls.

Mr Katsaras said he'd seen Maleny change with many new faces moving to the area and he said their unit development proposed would give "that feeling of escape" with views of the lush surrounds.

He said inquiries could be made to shane@katsaras.com.au.

The Katsaras family's proposal followed a recent subdivision bid by RM Developments to turn a storage facility into 65 lots.
