Clouds Retreats’ portfolio hits the market amid voluntary administration

A portfolio of luxury tourism and hospitality venues in the Sunshine Coast has hit the market following the company’s voluntary administration.

The Clouds Retreats' portfolio offers a range of accommodation options including farmhouses, cottages and apartments.

The Sunshine Coast hinterland’s iconic barrel and vineyard is on the market as part of a luxury accommodation and hospitality portfolio sale following the administration of Clouds Retreats.

The company behind the Barrel at the Clouds Vineyard at Bald Knob and Clouds Montville and Mapleton, Clouds Retreats Pty Ltd, was placed in voluntary administration earlier this year when its directors retired.

The three properties totalling 25ha have hit the market to be sold via expressions of interest as a package or separately.

The Barrel features a restaurant and bar as well as four private function areas and hosts weddings.

Clouds Montville and Clouds Mapleton have accommodation options including cottages, farmhouses and apartments.

Savills Hotels agent Leon Alaban said the properties represented an extremely rare listing, which provided scope for developers and business operators.

“There are cottages, apartments and cabins so to have that variety of accommodation is unique in itself,” Mr Alaban said.

“It has been an intensive campaign and there has been considerable interest, a strong inquiry from all types that includes people with a little bit of a development background and operators mostly because there is a unique blend.

“Some parties are looking at that food and beverage point of view and then you’ve got all the tourism and accommodation side, there is always the potential to split the assets too.”

The Clouds Retreats’ Portfolio also includes a number of hospitality areas.

Mr Alaban said a price guide had not yet been decided with potential buyers asked to submit expressions of interest.

“I like to draw parallels to the Byron hinterland and the Gold Coast hinterland, while the Sunshine Coast hinterland has always been an attraction for day travellers the boutique accommodation has meant it has quickly become a target for group and individual operators to seek out opportunities up here,” Mr Alaban said.

“It is on a lot of people’s radar and is becoming very well-known, it has been a well-kept secret just how beautiful it is up here.”

Administrator Paul Nogueira was appointed in April 2023 to help wind up the company and sell the businesses following the retirement of the company’s directors.

“Hopefully we get a good result with the sale very shortly,” he said.

Expressions of interests close 4pm, Wednesday July 26 if not sold prior.

As well as apartments and cottage, farmhouses are also part of the Clouds Retreats’ portfolio.
