Caloundra penthouse goes for a cool $4.25m

THE sale of a two-level "super penthouse" for $4.25 million has broken the record for Caloundra apartment prices.

A local couple paid the record price for the split-level, four-bedroom, four-bathroom apartment in Anchorage on Maloja, moving in just before Christmas.

The deal smashed the 2007 record of $3.5 million for an apartment in the Aspect building in Lower Gay Tce.

It follows the sale of a single-level, four-bedroom penthouse in the complex to a New Zealand rugby union international for $2.75 million.

Selling agent Billie Lekich, of Billie's Prestige Selection, said the "super penthouse" buyers owned an older apartment elsewhere and had admired the building.

"They watched it being built and they dreamed of being in a position to secure a penthouse in a location they had already fallen in love with," she said.

"They were fully versed in the local market and the location thanks to their history in the street.

"So with retirement looming and a luxurious lifestyle waiting, they grabbed the opportunity to upsize into a split-level penthouse."

Five of the Anchorage's 12 apartments remain for sale, including a second two-level penthouse priced at $4.65 million.

Real Estate Institute of Queensland Sunshine Coast zone chair Amber Werchon said the sale was a sign of recovery in the executive property market.

"It's taken a lot longer than the more affordable section of the market," she said.

"It's a good sign for Caloundra."

Ms Werchon said bidding for a unit in the central Sunshine Coast had hit $2.4 million before it was passed in and two apartments at a similar price point were under development at Alexandra Headland.

"I think in that $2 million-plus range, it hasn't been moving a lot in the last few years but now there's a trend that it's picking up," she said.
