Building leased to Matso’s Brewery still up for sale for $7.5m

A building leased to the Sunshine Coast arm of a major Australian brewery is still up for sale more than six months on.

The building leased to a major brewery on the Sunshine Coast remains up for sale about eight months after it was first listed.

The property tenanted by Matso’s Brewery at 85 Memorial Dr, Eumundi, formerly Joe’s Waterhole, was first put up for sale in September, 2024 by JLL – Hotels and Hospitality Group.

The building remains for sale as of May this year, now listed both by JLL – Hotels and Hospitality Group and Ray White Commercial.

In the advertisement put up by JLL, the asking price is set as $7.5m.

Joe’s Waterhole was bought by Good Drinks Australia in September 2021, who splashed $7.5m to transform the pub to its current glory.

Matso’s Brewery opened their Eumundi venue in December, 2023.

The listing by Ray White Commercial put the annual net income at $450,000 per annum, with Matso’s Brewery covering all outgoings.

A new 10-year lease is also up for offer.

The listing states the 3474sq m site features “premium infrastructure and modern facilities”, and is located opposite Eumundi Markets, with prime exposure and high foot traffic.

It also noted Joe’s Waterhole dates back to 1891 and described Matso’s Brewery as part of Australia’s fourth-largest independent brewery with 20 years of operations.

Property data shows the site was sold for $4.5m in 2021.

Matso’s Brewery also holds a venue in Broome, Western Australia, with the Eumundi brewery as their second.

Upon its opening, Matso’s Brewery marketing head Mick McKeown said many iconic features of Joe’s Waterhole were repurposed and reused as a nod to its history.
