THE ground is about to start shaking as a 5.5ha beachfront site prepares for a major transformation.
Earthworks are about to begin on Marcoola's multi-million dollar new development 'The Shore'.
Project director Damon Falcongreen confirmed the Sunshine Coast Council has approved the development next to Surfair Resort on the David Low Way.
The first stage of the development includes 33 direct-access beachfront homes, followed by a 114-room hotel resort, 144-bed residential aged care facility and a retail centre.
Mr Falcongreen said equipment would be on site in just weeks when bulk earthworks will kick off on the beachfront home sites to be marketed by Amber Werchon Property.
Convenience and specialty shops, restaurants and cafes are all planned for the site as well as a public access dunal walkway and re-vegetation of beach dunes.
"We are really excited to be able to commence this project and we expect titles will be issued on the completed 33 lots by May next year," Mr Falcongreen said.
He was confident of strong interest in the beachfront home sites.
The Brisbane-based owners bought the property in November last year, after exploring options for the site for a number of years.
Mr Falcongreen said the funding and approval of the new Sunshine Coast Airport runway were triggers for the group's interest in the site growing.
The site sits opposite the Sunshine Coast Airport and boasts 1.2km of beach frontage to Marcoola Beach.
The Daily reported in August last year the site's development would create a coastal link between the lower north shore and Coolum.
Amber Werchon Property director Amber Werchon tipped house and land packages to start from about $880,000.
She said that would be "amazing value for a brand new freehold beachfront property".
Division 8 Councillor Jason O'Pray was full of praise for the developer for working within the local town plan when putting together its application.
He said it was an "exciting development" which would enhance the site.
