Assessment on again for $17m apartment project

Assessment has resumed on an eight-storey apartment project proposed for one of the Sunshine Coast’s busiest stretches.

ASSESSMENT has resumed on an eight-storey apartment project proposed for one of the region's busiest stretches.

Developer Alex Yuan's Saintsun Aerodrome Pty Ltd took a brief hiatus from its 40-unit project at 12 Aerodrome Road, Maroochydore, after seeking a pause on the council assessment in late-October, for five business days.

Sunshine Coast Council resumed its code-assessable assessment of the project on November 5, following a response to a request for more information on a range of items in September.

In August, the council sought more information on a range of issues, including site setbacks and shading effects, the streetfront interface, and privacy of upper-level units to the east and west, with balconies and windows within nine metres of neighbouring properties.

Council also sought further clarification on flood immunity measures in the basement and how the impact of noise emissions from busy Aerodrome Rd would be measured on the apartments.

Mr Yuan said the proposal was still being assessed, but he was hopeful of an approval.

"I think it's good," he said.

He said some tenants remained in the existing building, and he was awaiting an approval before he could lock in timelines for the development.

He said based on his previous two projects, including 12-storey luxury apartment project Rise on Sixth Ave, Maroochydore, he expected about a six-month marketing campaign would be required for the project.

Mr Yuan said pending approval, he hoped to have construction start possibly by mid-2020.

The $17 million project next to The Sebel was set to have a small retail space on the ground floor and consist of 26 one-bedroom units, four two-bedroom units and 10 "dual key" units.
