Plans to build a 16-unit building adjacent of a major entertainment and tourism hub could provide housing for the area’s workers if given approval.
The development application to build the set of units for “workers accommodation” was submitted to Noosa Shire Council by Town Planning Alliance on behalf of John Haines.
It has been proposed to build 16 units over three floors at 23 Bottlebrush Ave, Noosa Heads.
Application documents show each unit would offer one bedroom and one bathroom, and residents would be able to share a communal kitchen and laundry as well as an outdoor courtyard.
The development will take up 364sq m of the 506sq m site, following the removal of a two-storey residential house.
Six carparking spaces, six motorcycle spaces and nine bicycle parking spaces will be available, planning documents state.
The proposed building has been designed to blend with surrounding residences and respect the neighbourhood character.
Plans show the building will stand below 10.5m and therefore remain within the allowed maximum height of 12m.
Documents state privacy for future residents will be addressed by screening elements such as planter boxes with shrubbery and landscaping including several existing, large eucalyptus trees which will be retained.
The proposed development has been described as being “well-located” by standing directly adjacent to the Noosa Junction shopping centre are and several community and centre facilities.
Documents state the plans respond directly to the “identified need for critical worker accommodation”.
The proposed site falls within a high density residential zone as well as the Noosa Heads Local Plan Area.
The residential zone relevant overall outcome seeks for developments to cater for “current and projected demographic, economic and social” residents including one or two-person households, low or moderate income households and residents with reduced mobility.
The Noosa Heads Local Plan overall outcome also seeks housing for students or hospitality workers situated within or in proximity to Noosa Junction.
In response to the sought overall outcomes, documents state the proposal will be consistent with the intent for the residential zone and local plan.
