A renowned construction company is under the gun of the Brisbane City Council for its controversial $1.75bn development project proposal in Teneriffe.

The Brisbane City Council has raised with developer Kokoda Property more than 30 concerns it has with the proposed development at 17-27 Skyring Terrace.

More than 735 submissions against the proposed three residential tower project have been lodged with the Brisbane City Council, according to the Teneriffe Progress Association, which is mainly concerned about the height of the development.

TPA president Ben Pritchard said the residents are not in sync with the proposed plan.

“Everybody has come out, they’re absolutely furious,” Mr Pritchard said.

“And they (residents) just can’t believe that anybody would be so stupid, arrogant, and insensitive as to propose 30 stories on the river edge.”

“We want to see the site developed and have always accepted the other changes for the last 30 years.”

The Brisbane City council said the development application is currently being assessed by the council’s independent planning team.

Central Ward Councillor Vicki Howard told The Courier-Mail that the council wanted what’s best for its residents, and the site plans needed revision.

“No decision has been made after the submissions; in fact, council has raised more than 30 concerns about the proposal with the applicant,” Ms Howard said.

“I do not want the streetscape dominated by towers, and it has been made very clear to the applicant that what they put forward is unacceptable in its current form.

“I continue to support a tiered approach to any building heights and buildings on the Woolstore side of the site kept as low as possible.

“This site needs to positively contribute to the area as a whole, and I want to see more public realm, greenery and open space for everyone.”

Kokoda Property picked up the 1.76 hectare Riverside Industrial Sands site with 210 metres of river frontage from the privately-owned Riverside Coal Transport Company last year for just over $100m.

The inner-city neighbourhood’s original plan allows buildings of 15 storeys adjacent to the electricity pylon, sloping down to eight storeys adjacent to the Mactaggarts Woolstore on Commercial Road.

Kokoda has run into opposition from local residents because it initially wanted to build three towers with the smallest one nearest to the Mactaggarts Woolstore at 12 storeys. After revising its proposal it has scaled that tower back to 10 storeys.

However, the other two towers remain at a height of 30 and 24 storeys.

Kokoda Property did not respond to a request for comment.
