South Burnett sees land value boost from growth and demand

More than 17,500 residential, rural, commercial and industrial properties in the South Burnett were re-evaluated, and the total value change increased by 54 per cent.

This marked a significant shift compared to ten years ago, when the value dropped by 3.9 per cent.

This will likely result in increased rates for property owners, as councils can use the figures to assist in calculating annual rate levies.

According to the Queensland government website, this shift was primarily driven by population growth, affordability compared to the wider southeast Queensland property market and a continued demand for a rural-based lifestyle.

Smaller townships displayed more significant increases, with values in Moffatdale rising by 156.6 per cent, values in Hivesville increasing by 140.4 per cent and Wondai increasing by 110.8 per cent.

Rural residential land increased by 74.2 per cent, which was suggested to be driven by more people desiring to live a rural lifestyle while still being in close proximity to major centres in the southeast.

Primary production land also recorded a noteworthy surge in value, growing by 40.1 per cent.

This was attributed to the ongoing demand for grazing and agricultural land in the region.

Queensland’s valuer-general Laura Dietrich said a variety of factors had driven significant market movement across the state, including strong population growth, major infrastructure projects and continued confidence in the agriculture sector.

Ms Dietrich acknowledged many property owners may be concerned about what impacts recent weather events may have had on their valuations.

“We understand some Queenslanders are doing it tough following recent floods and adverse weather events and may have questions about how this affects their land valuation,” she said.

“While there valuations were completed before recent flooding events, we carefully consider the impact of historic flooding when assessing land values.”

The new valuations will take effect on June 30.
