Former St George AMPOL petrol station site up for grabs as part of portfolio sell-off

The site of a former petrol station in St George is up for grabs as part of a $20m Ampol portfolio sale.
The portfolio comprises 13 locations, with three in Queensland and South Australia, four in Victoria, two in Western Australia and one in NSW.
Located at 104 Victoria St, the St George location is approximately 3041sq m and is situated in the heart of the town near the Cultural Centre, the Cobb and Co Hotel and Golders.
On the Cushman and Wakefield website national director and head of investment sales QLD Daniel Cullinane said the site had the potential to be used for a retail development, fast food location, service centre and more subject to planning approvals.
“This portfolio represents a rare opportunity to acquire well-located land in tightly held locations, whether for immediate development or strategic land banking,” Mr Cullinane said in a press release.
“Given the scarcity of prime arterial sites and the continued strength of convenience retail and service-based assets, we expect this opportunity will appeal to developers seeking shovel-ready or strategically positioned projects, owner-occupiers chasing high-exposure sites, and investors looking to land bank quality real estate in growth corridors.
“All at a time when demand for prime metro and regional locations is being fuelled by infrastructure investment, population growth, and the ongoing push for last-mile and convenience-based solutions.”
The last time Ampol listed petrol station for sale was in 2022, when the company sold off 17 vacant sites.
