Plans proposed for over 50s village to be built on Tanby Road, Taroomball

A Brisbane-based developer is proposing a massive over 50s village which, if approved, would be the biggest of its kind in Yeppoon. SEE THE PLANS.

An over-50s village with 291 houses has been proposed on a block of Capricorn Coast land, currently listed for sale for $4.3 million.

The plans include a resort style gated community, central clubhouse and facilities such as a pool, tennis court and a bowls green.

The development would be built at 4 Tanby Road, Taroomball, 2.5 km south of the Yeppoon CBD and near the Keppel Bay housing estate.

The triangular shaped, 24-hectare site has been listed for sale since November 2021, advertised for $4.3 million.

Sargent Planning submitted the application to Livingstone Shire Council this month, on behalf of the developers, SYZ Land Pty Ltd, who are registered to a Brisbane address with a Chinese-born director.

According to the application, the development has been designed to cater for an older population and towards residents who are looking to downsize or relocate to the area.

The homes would have typical traditional residential appearance and would be single storey with two or three bedrooms.

Residents would be able to choose from a range of dwelling types and styles, facade treatments, number of bedrooms, internal finishes and landscape.

There are two designated parking spaces for boats, trailers and caravans.

Residents would also be able to access a shuttle bus service to local destinations.

The clubhouse would also have kitchen lounges, an indoor cinema and multifunctional rooms.

The communal open space areas would be maintained by an onsite manager.

The plans have a focus on the landscaping with street trees, new footpaths and gardens and hedges throughout and a walking trail.

It’s proposed the development would be delivered in six stages, with approximately 50 houses a year; subject to market conditions.

The clubhouse would be built in stage two and the primary road network by stage three.

The developers are in discussion with “several seniors village operators who have expressed strong interest in developing the site as part of their portfolio of villages”.

If built and once fully completed, it would be the largest over 50s village in Yeppoon.

The Capricorn Adventist Retirement Village was approved for up to 250 units while Oak Tree Retirement Village on Kookaburra Drive has 62 units and the Barmaryee Road complex has 34 units.

Another over-50s lifestyle village with 319 homes on Svendsen Drive at Zilzie was approved by council in April.

Developer Aaron Solito plans to build a $150 million first class secure gated community with facilities including a community centre, cinemas, sauna, indoor heated pool, bowling green, billiards room and tennis courts.

The Tanby Road application will now be assessed by Livingstone Shire Council planning officers.
