Accord Property plans for service station, Capricorn Hwy, Gracemere

The development proposes to remove a number of industrial sheds on the Capricorn Hwy for the construction of a 24/7 service station with a trucker’s lounge. See the plans.

A truck service station and food and drink outlet has been proposed over the site of industrial sheds across from the Central Queensland Livestock Exchange on the Capricorn Highway on the outskirts of Gracemere.

The service station would be built over the land at 765 Capricorn Hwy with the Iron Shadow, Pat’s Contracting and other sheds to be demolished.

The developers are Development Holdings, which is connected to Accord Property, an Adelaide-based firm with a portfolio of childcare, fuel, student accommodation, medical, retail and industrial developments.

Its fuel and convenience developments include Mobil, Liberty and Caltex sites across South Australia.

Plans for the project were submitted to Rockhampton Regional Council and include a service station with six standard refuelling points, three points for trucks and four truck parking spaces, with room for B-doubles to move around on the site.

Inside the building there would be the service station shop, food and drink outlet, amenities and a trucker’s lounge.

It is anticipated the proposed development will operate 24/7.

The development would be accessed from the Capricorn Hwy through new entry and exit only points.

A traffic assessment report estimates the development would generate 236 trips per hour with 80 per cent of the trips coming from existing travel on the road network.

It is not expected the road or nearby intersections would need to be upgraded.

“The proposed service station is intended to capture trade from the Gracemere Saleyards on the opposite side of the Capricorn Highway, providing a layout and refuelling facilities which accommodate up to B-double design vehicles,” the planning report from Property Projects Australia states.

“It is anticipated that the development will also capture additional trade from the wider industrial locality, with the Capricorn Highway providing the major connector route from Gracemere to Rockhampton to the north, and the Central Highlands to the west.”

On the plans, four buildings would be demolished, along with hardstands, fences and concrete slabs.

The existing Blue Ranch Pet Store building would be retained while site neighbours Pick-A-Part and Zebra Group are not included.

Iron Shadow has advertised on its Facebook page it will be closing on June 30, with a number of goods listed on eBay and a final shed sale open day will be held on Saturday, June 24.

The development application will now be assessed by council planning officers, who had a pre-lodgement meeting about it in December 2022.

It will also require state government planning approval, as it will require access from a state-controlled road.
