24 hour service station proposed for highway

A 24-HOUR service station has been proposed for Parkhurst, near Kortes Resort.
The site is 16.5km north of Rockhampton at 1018-1038 Yaamba Rd, Parkhurst.
The site has proposed to be subdivided in two separate land parcels.
The service station and signage would be on lot 1, which would be 8000sqm with frontage of 103m to Yaamba Rd.
The main building is proposed to have a gross floor area of 202sqm and building height of 4.1m.
It will be on in the southwestern corner of the site.
The fuel shop will include a servery and payment area, food preparation area, storeroom, coldroom, freezer, male and female amenities, truckers lounge and seating.
The service station would have two refuelling areas.
The first area will be for standard vehicles and motorcycles with four bowsers to accommodate a total of eight vehicles.
The second area will allow for three large vehicles and trucks to refuel at the same time.
A further 13 on-site carparking spaces are allocated along the shop frontage, with provision for bicycle racks and three truck spaces.
The development will include a 7m-wide bypass lane, and access to the site will be via new entry and exit only vehicle crossovers.
It is proposed the service station would operate 24 hours a day and the application notes there are mitigation measures to ensure the development does not have adverse impacts on the adjoining land uses.
The development would have a 4m-high solid fence along the side boundaries and 5.5-high solid fence at the rear.
The site, in a low-density residential zone, is close to the upgrade of Rockhampton Northern Access Upgrade - Ring Road, motels, earthmoving and truck sales, service centres and a residential subdivision.

The development application was submitted to Rockhampton Regional Council in February and officers have requested more information.
The application was lodged by Gideon Town Planning on behalf of Hargreaves Property Group.
