$25m boom: South East Qld’s next pockets of housing revealed

“Ripe” land pockets across South East Queensland have been unlocked to accelerate the delivery of up to 3700 new housing lots for families on the back of a $25 million state government investment.
Three major infrastructure projects at Joyner, Elimbah and Redland Bay have been fast-tracked through investment to the growth acceleration fund.
The growth fund is a low interest rate loan system that developers can tap into and pay off over time, one of two loan funds announced in the state budget.
Infrastructure and Planning Minister Steven Miles said the fund supported new development, and benefited existing land owners and future residents.
“What we have heard from the industry is that often there is land that they can provide, but there are small infrastructure upgrades needed nearly to allow them to unlock the supply. This is why we created the program,” Mr Miles said.
“By working with industry we can allow them to unlock land in the urban footprint and have it serviced by infrastructure it needs, water, sewerage, roads, public transport.
“Certainly I’ve seen this area develop rapidly, tens of thousands of people moving here and tens of thousands more predicted to move here over the next decade.”
Joyner in Moreton Bay will benefit from a $6.74m investment in sewerage infrastructure including a pump station and 1.7km of pipework in the Oxford Rd area.
It will bring forward a five-stage housing development that will enable the delivery of about 1800 lots.
Developer KDL Property Group plans to build an initial 340 homes with the works to create 80 construction jobs.
KDL Property Group managing director Kent Leicester said the Joyner land had been “ripe” for development for years but constrained by the lack of sewer and connections.
“This is critical. It makes it a lot quicker for us to get housing out,” Mr Leicester said.
“The will be family residential homes. The demand here is first and second home buyers.”
About $10m in funding is set to upgrade the intersection of Pumicestone and Clinker roads in Elimbah to accelerate the supply of more than 1000 lots.
Similarly, more than $6m in funding will be available to fast-track 740 lots at Redland Bay.
