One of Noosa’s biggest development proposals in years is headed for court with GemLife appealing a council rejection of its $130 million retirement resort and golf club upgrade in Cooroy.
Backers of the proposed village of 246 dwellings in Myall St saw the proposal as a financial lifeline for the club, whose members stood to gain a new clubhouse and pro shop plus 246 new golf memberships for 10 years.
Noosa councillors sought legal advice last month before unanimously rejecting the application for the 11 hectare site.

Grounds for refusing the project included the site not being consistent with zoning or local and state government plans and adverse impacts on agricultural land.
A Planning and Environment Court appeal lodged last Friday by GemLife argued the land was not suitable for agricultural use as it was partially fragmented by the golf course, urban development and a major road network.
GemLife maintains the land is “ideally located as it is in close proximity to Cooroy township and a range of services that support residential living”.
Other points it raised included the development would enhance the golf club’s longevity and the town of Cooroy.
