The Beach, East Mackay, development to continue with townhouse development

A Sunshine Coast developer is updating decade-old plans to move forward with the next phase of a townhouse and 70+ apartment development in a beachside suburb at Mackay.

New townhouses could soon be coming to a beachside suburb as a Noosa-based developer revives 10-year-old plans.

Developer Aldev Holdings received approval to build units, houses and townhouses at 8 Petrie St as part of The Beach housing development in 2013.

By 2021, 14 houses were delivered as part of stage one and in February 2025 the developer applied to alter their development application, scaling down the proposed development of 12 townhouses in stage 2 to 10 townhouses.

Each of the 10 townhouses will be three-bedroom, two-bathroom units, with eight of the proposed homes being built as duplexes and units five and six developed as freestanding buildings.

Each duplex has their own private patio and garage whereas the freestanding homes have a double garage and private court.

The housing block will be accessible by private easement and part of The Beach development, accessible by the block's driveway on 8 Petrie St.

The townhouses will be built on lot 402, while the large vacant lot nearby will be transformed into apartment buildings.

Documents submitted to council in 2023 reveal stages three and four of The Beach development will transform an 8381 sqm vacant lot into a huge unit's development, delivering 77 new apartments in two, five storey buildings.

Each unit will have a mix of three-bedroom and two-bedroom apartments, ultimately delivering 43 three-bedroom units and 34 two-bedroom units.

The proposed apartment development will create a 144 car parks for residents and visitors, and also features a pool, spa and BBQ area for community use.

Renewed activity from developers comes as a NSW developer revives plans to create a 108-unit development in the heart of Mackay after approvals lapsed during Covid-19.

A proposed development on Victoria St in the Mackay priority development area could create much needed housing in the market with the developer saying the council is “keen” to activate the project.

The first half of 2025 has brought with it a flurry of developments, from the Farview tavern receiving a makeover and building a caravan park, to plans to build a new service station on River St and the approval of a new private hospital in West Mackay.
