From experienced agents with decades under their belt, to young guns breaking into the industry, The Daily Mercury has named Mackay’s top real estate agents based on agency selection and top sales.
And they have offered some of their helpful hints on how they make their sales.
Janet Williamson- Raine & Horne
Janet Williamson is a Sales Partner at Raine & Horne and has sold close to $350 million worth of property in 17 years of real estate. Her average sale price is $414,000.
A sale she is proud of is 10 Wallmans Court, Rural View.
“The seller was referred to me after his property had been on the market for five months with another agent,” Ms Williamson said.
“He listened and took my advice to spend his marketing money for the second time, to step up the benefits of new exposure.
“There was no hesitation from the seller to furnish the property and use aerial photos to show the close vicinity to the Northern Beaches Shopping Centre.
Ms Williamson said he had multiple offers by the second day of listing the property on the market.
“The sellers open mindedness to trust me, with my suggestions to enable a satisfying result is the reason I am proud of this sale.”
Ben Kerrisk - Gardian Real Estate
Ben Kerrisk is Gardian Real Estate Mackay principal.
With more than 10 years’ experience, Ben has sold 108 properties and his sales have totalled just over $58m with an average of $538,804.
Ben said there was one particular sale that filled him with pride.
“A very close friend, a previous colleague, was terminally ill. We handled the sale of her family home,” he said.
“We were able to sell the property off market and in turn help clients of ours who were looking for their perfect family home.
“It was an emotional sale and we were glad to be able to help them through every step of the process and ensure it was as stress-free as possible.”
Leanne Giliberto - Raine & Horne
Leanne Giliberto is a Sales Partner at Raine & Horne.
She has sold more than $32m worth of property over the last couple of years has been in Mackay with an average price of $347,000.
Ms Giliberto has worked on and off in the industry (in between having a family), since she was 18.
Throughout her career, she said has been proud of every sale she’s made.
“From a unit to a Queenslander to a lowset home to a block of units …or a block of land. I take all my listings personally and work my hardest to get the job done,” she said.
“Most proud of Kuttabul property sold recently, with 23 people attending open house braving the rain.
“Resulted in multiple offers an achieving a positive result in a reasonable amount of time.”
David Fisher - Gardian Real Estate
David Fisher is a sales agent at Gardian Real Estate Mackay and has been in real estate for more than seven years and sold 57 properties.
To date, Mr Fisher has totalled $24,241,000 with an average price of $425,280.70.
Mr Fisher said the sale he was most proud of was for the home of an elderly woman whose husband had just passed away.
“The house was in a good Mackay location but had been let go during her husband’s illness, however the woman needed a top price to enable her to move into the retirement village,” he said.
“I knew the property had to be brought up to scratch so as part of was my service I project managed painting, new carpets, pressure cleaning of the driveway, repairs to the fence and some mowing and landscaping.
“Once I had the property to the required standard we put it on the market.
“My marketing created a large number of buyers but I also encouraged my Gardian real estate colleagues to bring their buyers to the property and the formula worked, with multiple offers and a price above expectations.
“I am proud of this sale because I worked hard to make a difference to the lady’s life and help her get through a very emotional, distressing time.”
Joseph Rickman - Gardian Real Estate
Joseph Rickman is a Sales Agent at Gardian Real Estate Mackay.
He has worked in real estate for five years. During his career, Joseph has made 48 sales totalling $24,239,100 with an average price of $504,981.25.
Joseph said there were two properties he was proud to have sold.
“17 Emma Drive, Richmond – this was sold for a good friend of mine who has poured his heart and soul into building the house himself, it made it even nicer that it was “million dollar” sale,” he said.
“The other one that stands out is for clients who I helped buy a home for when I was new in real estate, the market wasn’t as busy when they purchased.
“They then had to move cities and sell the home and came to me, we achieved a result that made them very good money and helped set their life up – they were in tears on the phone.”
Fred Dubois - Mackay City Property
Fred Dubois is a Commercial Specialist at Mackay City Property and has been in real estate for 13 years.
As of 2022, Fred generated $16 million in sales with an average price of $60,000 in leasing and $4.2 million sales.
When asked which sale he was most proud of, one came to mind.
“29 Connors Road. Thrilled that I was able to help the owner obtain this sale as part of their retirement plan and importantly resolve their storage issues from the property by negotiating a suitable lease, all of which was holding them back from initially accepting the sale,” he said.
“Since the sale, I have been leasing the various industrial complexes, sheds, offices & accommodation located on the property.
“It’s what I love to do, and that is turning ‘nothings’ into ‘somethings’ - to take a vacant or unrealised property, explore its true potential and achieve outstanding results for both parties - it’s the ultimate achievement in your field of expertise.”
Tom Andrews - Hugh Reilly Real Estate
Tom Andrews is a Sales Consultant at Hugh Reilly Real Estate.
He has been in the industry for 29 years. With 31 properties sold, he has made $12.6 million in sales and an average price of $407,000.
Tom said the sale he was most proud in the last 12 months was a set of townhouses at Salonika Beach
“One family bought the two townhouses,” he said.
“Both parties were fantastic to work with during the sales process and [it] was great seeing the older family teaching their younger generation about [the] benefits of investment property.
“The combined sale was the first successful residential property transaction to surpass $900k at Salonika beach.”
Mandy Atherton - Professionals Rentals & Sales Mackay
Mandy Atherton is a Property Sales Consultant at Professionals Rentals & Sales Mackay.
Nearly 12 years in the industry, Mandy has total sales of more than $12.5 million. With 47 properties sold, she has an average sale price of $141,000 for units and $404,000 for houses.
When asked which sale she was most proud of, one particular house came to Mandy’s mind.
“I had a property in East Mackay and a single mum called me and said I see you’re selling my home, this lady was so keen to purchase,” she said.
“This house is still there after many years and I see the changes made over the years on facebook and am so glad her family is so happy there and I have never forgotten how grateful she is.”
Angela Pietzner - Mackay City Property
Angela Pietzner is a Residential Specialist at Mackay City Property and has been working in real estate for 22 years.
Since 2022, she has made total sales of $11 million with an average price of $450,000.
Angela said the sale she was most proud of was 9 Reef Parade.
“Not only was this a beautifully appointed home but attracted buyers by the dozen, with multiple inquiries,” she said.
“Resulting in the property going under contract in less than a week, and the lovely young buyers were ecstatic to be living across the road from their grandparents.
“This one component just resonated with me as it centred around one’s family roots, a great ‘warm & fuzzy’ outcome.”
Toni Payne - Mackay City Property
Toni Payne is a Residential Specialist at Mackay City Property and has been in the industry for 18 years.
From 2022, she has amassed a total sales of $10 million with an average price of $600,000.
Toni said the sale she was most proud of was 3 Bagley Street.
“This home was the owner’s first house purchase and lovingly restored, but reluctantly sold due to a job relocation,” she said.
“The agent used her styling touches to help present the house with the first open home obtaining 23 groups through multiple offers and successfully purchased by a retired couple relocating to the Mackay region.
“Given the purchaser was battling health issues, the opportunity to finish the last section of the bathroom for wheelchair access provided the new owners with the opportunity to add their final touch.
“Later inviting the agent to revisit the home to view the changes and how they had settled in. A very satisfying outcome.”
Jeff Greer - Hugh Reilly Real Estate
Jeff Greer is a Sales Consultant at Hugh Reilly Real Estate.
With 3 years of experience, Jeff has 26 properties with a total sales of $9.4 million. He has an average sale price of $362,000.
When asked which sale he was most proud of, Jim said it was a property that belonged to a family who are friends of his.
He explained his friends inherited a deceased estate and it was in a poor state.
“Despite its condition the property was in a good location and the home was built on a large block, but it was very dated, only had only 2 bedrooms, and had been sitting vacant for a significant period,” he said.
“An agent from another real estate business in Mackay also looked at the property, and we were both very similar on our appraised values.
“I gave the owners some advice and some recommendations for maintenance work, and recommended that they engage a company to complete some of the maintenance, and to style and stage it with furniture.”
Jeff said he arranged to meet with the owners, and with a staging company, and gave the owners more suggestions.
“The owners took in all of our advice and employed them, and over the next month or so transformed the property from something that was not very saleable into a very marketable property – the transformation was amazing!” he said.
“I had so much buyer demand straight after listing the property for sale, and there were a number of buyers waiting for me at the first open house, even though I was 10 minutes early.
“The property ended up selling after that first open home for significantly more than the original appraisal, and even much more than the owners or I had hoped it would achieve.
“To say the sellers were happy with the result was an understatement!
“I was so glad to help them out to sell this property, and also to honour their family and achieve their dreams.”
Patrick Daly - Gardian Real Estate
Patrick Daly is a Sales Agent at Gardian Real Estate Mackay.
In the 10 months he has worked in real estate, Patrick has managed to sell 17 properties.
He has totalled sales of $8.3 million with an average price of $437,000.
Partick said his working relationship with licensee Ben Kerrisk inspired him to become a real estate agent.
“Ben has demonstrated how the industry can provide the satisfaction of helping people, and the impact that one can have on someone’s life,” he said.
“Pursuing a career in real estate has been a fulfilling and exciting path.”
Kelsey Webb - Gardian Real Estate
Kelsey Webb is a Sales Agent at Gardian Real Estate Mackay.
She has been in the industry since 2020, working as a listing agent for one year and 4 months. During that time, Kelsey has sold 20 properties with totalled sales of $8 million and an average sale of $419,000.
Kelsey started at Gardian as a personal assistant to one of their commercial agents then worked her way up to become a buyers consultant and then became a residential listing agent.
She said witnessing the success of accomplished female agents in Mackay inspired her to become a real estate agent.
“[It] demonstrated that women can excel and lead in this profession,” she said.
“In addition, my eagerness to help others and my love for the real estate industry drove me towards pursuing a career in real estate.”
Mason Stubs - Gardian Real Estate
Mason Stubs is a Sales Agent at Gardian Real Estate Mackay.
Since entering the real estate industry 10 months ago, Mason has sold 12 properties.
He has made $6.2 million with an average sale price of $476,000.
Mason said one of the reasons he became a real estate agent was the desire for flexibility and autonomy in his career.
“I value the ability to set my own schedule and work as much or as little as I want, which allows me to balance work with other interests and priorities in my life.”
Jim Brown - Hugh Reilly Real Estate
Jim Brown is a Sales Consultant at Hugh Reilly Real Estate.
With 18 years of experience, Jim has generated $5.5 million in sales with an average price of $369,000 sales.
Jim said the sale he was most proud of was a farm at Darymple Road owned by a friend of his.
“He decided it was time to sell to take a move elsewhere,” Jim said.
“Having completely rebuilt the house and with a few jobs yet to complete, I completed a market appraisal and a marketing program and listed the property for sale.”
Jim said there were inquiries from West Australia, Northern Territory, South Australia and a number from west Queensland.
“A chap from the Darling Downs who was familiar with the district and the property itself made an offer subject to conditions,” he said.
“A Contract of Sale was raised by the solicitors and effected and settlement took place within the prescribed time.
“A good outcome with a very happy seller and contented buyer providing me with a sense of achievement and appreciation as a real estate agent.”
