Plans for a massive 221-dwelling retirement resort with cinema and bowling green in Rural View have been lodged with Mackay Regional Council.
The sprawling Solana Lifestyle Resort will target the over 50s market with submitted plans including various recreation facilities such as tennis courts, a bowling green, park areas, swimming pools and a Livewell Centre.
Stockwell Development Group has submitted the code assessable plans for the 11.73 hectare lifestyle resort off Eimeo Rd bordering Rosewood Dr, transforming land currently used for grazing purposes.
Stockwell has built Solana resorts in Bribie Island and 1770 Agnes Waters.
“The area in which the site is located is in proximity to the Northern Beaches Central Shopping Centre and characterised by a mix of established residential housing to the northwest and larger land holdings containing minimal to no existing urban development or infrastructure to the southeast,” documents state.
“The site and surrounding areas are earmarked for future urban expansion and are well placed adjoining major road connections to the Mackay CBD and surrounding beaches.
“The site was created as part of the Plantation Palms approval which has been partially realised and under construction.”
The development will not include “the provision of onsite medical care typified by a nursing home” but each of the 221 dwellings would be designed to ensure all-abilities access.
“It is proposed that the dwellings will all comprise either two-bedroom accommodation or two-bedroom plus multipurpose room or three-bedroom accommodation options, and range between single and double lock up garage,” documents state.
It was proposed stage one would include the construction of 42 dwellings, the communal recreation facilities including the tennis courts, pools, Livewell Centre and bowling green, as well as the main entry, 39 visitor parking spaces, and an RV and caravan parking area.
It would also include the main entry road and “entrance statement”.
Another 45 dwellings and 16 visitor parking spaces would follow in stage two, with 45 dwellings in stage three and another 42 in stage four.
The remaining 47 dwellings and final 20 visitor parking spaces would be completed under stage five.
“The facility will be operated by a site manager employed to oversee the day-to-day maintenance and management of the estate,” documents state.
The central facilities building includes an indoor swimming pool, various activity rooms,
cinema, library, games room, hall and lounge space.
