Harburg Nominees reveals plans to build gated community estate at Brisbane Tce, Goodna

More housing demand will 'push prices up’

As the affordable housing crisis continues across the state, one potential answer has been proposed for Ipswich in the form of an enormous 207-lot gated community.

Darra-based company Harburg Nominees Pty Ltd has lodged an application with Ipswich City Council to build ‘Eden Estate’ on 12.52ha of vacant land at 288-290 Brisbane Tce and Lot 999 Broadfoot Dr, Goodna.

The proposed development includes a mix of low- to medium- density housing types and allotment sizes to meet locals’ housing needs, as well as a central communal park and various green spaces.

“The central area of communal open space (parkland) is to feature shade trees, open turf areas, pathway connectivity and picnic shelters over a total of 1599m2,” the plans stated.

The plans stated the site is “extremely well-located” and close to services, public transport, and external green spaces”.

“The site is located within an area that is currently underdeveloped and transitioning from older housing stock into a more intense ‘urban’ outcome that is more reflective of the area’s attributes and location to services as evidenced by the contemporary character and scale of the more recent infill development in the area to the south over the Ipswich Motorway,” the plans read.

“The development will present as an interesting and well-designed residential estate that will enhance the character of the street and surrounding Goodna area while providing highly demanded housing stock.”

In accordance with requests made by the council, the body corporate would manage both flood evacuation and internal open space areas within the estate.

Each lot would be at minimum 305m2 in size and between 318m2 and 327m2 on average, with a minimum of 15m2 of private open space and two carparking spaces. An additional 50 car parks would be provided for visitors.

The lots would have a minimum width of 11m, an average width of 11.8m, and a minimum depth of 27.75m.

If constructed, the buildings will not exceed two storeys and 9m in height.

According to the plans, the Goodna site has an “extensive history” with several approvals; both current and lapsed.

The council approved an application to build 231 units in April 2011 and 31 units in June 2018.

As per the most recent application, the development would see gated vehicle and pedestrian access from both Brisbane Tce and Broadfoot Dr with an additional pedestrian access point provided to the south of the site.

It would be located within 1.5km of Redbank Station, 2.1km of Redbank Plaza, 2.2km of Goodna station, and just 500m walking distance of Pan Pacific Peace Gardens — the nearest open space outside the proposed estate.
