NEW DEVELOPERS have turned the troubled residential development on the old Ipswich Golf Club front nine at Leichhardt into a success story, already releasing the final stage of the 200 home development.

Since Marquee Projects re-launched the housing estate in October last year as Golf Links Estate, the first three stages have sold-out.

The final stage consists of 55 house and land packages and includes nine absolute golf course frontage lots that have sweeping views over the newly upgraded Ipswich Golf Course.

Development plans had faltered under two previous developers with 97 homes completed on the site before Marquee bought out the remaining 12ha of vacant land.

Marquee Projects CEO Mark Spedding said the group had made considerable improvements on the original design throughout the development, such as an improved interface between the estate and the Ipswich Golf Club as well as road widening and construction of a new roundabout on Old Toowoomba Road to improve accessibility.

The Alf Knauer Park within Golf Links Estate has been upgraded and Marquee Projects have delivered an additional $160,000 in improvements to the playground including new barbecue facilities, picnic tables and park seating and new children's play equipment featuring a tower with slide and climbing frame, swings, a spinner bowl and "supanova".

"We always knew that Golf Links Estate was going to generate a good amount of local interest due to its location, proximity to local amenity and the value that the estate provides," Mr Spedding said.

"The demand has certainly has exceeded our expectations and we are very pleased with the results.

"The timing to undertake the project soon after the Sirromet Wine owners purchased and commenced upgrading the golf course was seen as a positive by a number of the purchasers."
