Leonard St Yamanto unit development: Rao Hameed submits new plans for townhouse project

The Ipswich site near a major shopping centre has been earmarked for several years as a unit development. Now new plans have been submitted to the council.

The new owner of a block of land in Ipswich earmarked for several years as a unit development has applied to make changes to plans already approved by the council.

Rao Hameed submitted a development application to Ipswich City Council concerning a 5261 m2 site over 32-34 Leonard Street in Yamanto.

Plans to build 20 townhouses on the block, which is now near a major shopping centre opened earlier this year, were given the green light in January 2017.

The vacant land has mostly been cleared of vegetation.

“The subject site has been recently purchased by the current registered owner,” the application noted.

“This proposal seeks to update the approved plans to provide a more desirable configuration by constructing 10 larger individual units in place of the 20 duplex-style townhouses previously proposed.

“The design of the proposed units mostly retains the existing building footprints and general setting.

“The site is currently held in freehold and is not burdened by any easements or covenants.”

Plans submitted to the council show the ground floor of each townhouse would contain a kitchen, dining room, living room and study, with four bedrooms, with one ensuite, and another bathroom on the second level.

It is planned to have a single covered garage and visitor car park for each unit.

“The subject site comprises supporting locational attributes, being positioned within close proximity to an identified ‘Yamanto Business district’, with these centres supporting the facilitation of higher density residential and employment uses,” the application noted.

“It is within all reasonable community expectations that development of this scale.

“The building has been designed to include a high standard of articulation and residential amenity through its density, setbacks and site cover.

“The proposed development will be in the form of four detached townhouses which will be accessed via a common vehicle crossover and access driveway to Leonard Street.

“Each unit is provided with adequate private open space area that includes both open grassed areas and covered areas to enable residents to enjoy the subtropical climate throughout the year.

“The proposed development will incorporate high quality landscaping to private open space areas which is provided as a mix of turfed and hardstand areas.

“The proposed development will be accessed via the proposed six metre crossover and central driveway off Leonard Street.”
